I have been President of the
Board, Treasurer, Chairman
of the Country Club, Finance
Committee and Special Projects
Committee. In my 5 years as
president, we had no raise in
maintenance or in country club
dues. At the same time our reserve
fund went from $3,000,000 to
$18,000,000.
As Country Club Chairman,
the Board approved my
recommendation to bring in outside
golf members. Since that date
we have earned over $3,200,000
for our Club revenues.
I also had the Board require all
renters and new residents to join
the Country Club. We now have
over 2,000 members paying yearly
dues. That income has minimized
increases in dues for the past several
years.
As Chairman of the Special
Projects Committee we have
hosted the 9/11 program, highlighted
the talent of our residents
in our annual Art Show, joined
with Hadassah for our Holocaust
Memorial Program and added the
Art Studio to NST amenities.
As a former superintendent
of schools and a senior professor
at LIU C.W. Post, every
Business Administration Major
was required to take my course
on Leadership, Budgeting, and
Negotiations.

My name is Mario Carmiciano.
I am running for election to the
Board of Directors. I am a licensed
Professional Engineer, and past
Board President and member of
various NST committees. I have
the experience and commitment
to preserve our NST co-op in
optimum condition to improve
our quality of life and personal
investments. Furthermore, as a
licensed Professional Engineer
in NYS, and 17 other states, I
have 52 years of experience in
building design, upgrades and
maintenance. I am committed
to using my professional, management,
engineering and Board
experience and skills along with
the shareholders ideas and concerns
to improve where we live
and play.
As past President and Chair
of Capital Improvement, House
and Grounds and Country Club
Committees, for three consecutive
terms, I have provided input,
supervision, guidance and oversight
to various issues and projects
at NST, including, but not limited
to, the following:
• Local Law eleven project
• Theater upgrade & renovation
• Front plaza upgrade
• Courtyard & playground
renovation
• Implementation of E-Cycle
program
• The Paper Shredding Event
• Metro Card Sales at
Tower Drugs
• Arcade display installations for
Camera Club photos
• Automatic doors at Towers
Club Room entrance and Woman's
Card room
• New kitchen up grades and

Steven Kirschner
I was born and raised in
Brooklyn. I graduated from
Brooklyn Technical H.S., Albany
State and Brooklyn Law School.
Upon being admitted to the New
York Bar, I became an Assistant
District Attorney prosecuting predominately
narcotics and fraud for
four years.
I have been in private practice
for the last 42 years, focusing on
criminal defense and labor law.
My firm's main client is the NYC
Sanitationworker's Union (5,500
members) whom we have represented
for approximately 40 years.
Prior to moving to North Shore
Towers, my family and I lived in
Russell Gardens in Great Neck
since 1979. During my time in
Russell Gardens, I was President of
the Russell Gardens Homeowner's
Association which involved managing
and budgeting for the operation
of the Association's pool,
tennis courts and park. •
Subsequently, I was elected
Trustee and Mayor of the Village.
My term as Mayor was 12 years.
As Mayor, I negotiated Union
Contracts and administered the
operation of the Village on a day
to day basis.
My background gives me a
unique advantage in being a
director for the Board. I have
experience in both employer and
employee relationships as well
as financial matters by preparing
budgets and administering their
application.
