As we sit tight and hope that there is no “Sandy” in Hurricane Joaquin, here are a few newsworthy notes. They say New York City, with all of its magnetic draw, and claim to being the financial capital of the world, hasn’t had the highest office rents in the world in a long time. That distinction belonged to London, Moscow or Dubai. That may have changed when hedge fund Citadel signed a lease recently to pay $300 per square foot for a new crown jewel office development, 425 Park Avenue, breaking our city’s record according to Crain’s magazine. At 200,000 square feet, that’s $5 million per month for an office space. That’s quite an overhead. Speaking of records, word on the street is that one landlord on Vernon Boulevard has retail lease out at $130 per square foot. That’s not $200 per square foot that is listed for ground floor at the new Hoxton Hotel in Greenpoint, but this is for a storefront in an old walk-up building. Is it me or is Westernmost Queens really making up ground fast? Five restaurants from Sunnyside-LIC-Astoria were awarded a prestigious Michelin Bib Gourmand award in 2015. I am ashamed to say I have only eaten in two of them. Green Desk, an office share company I mentioned last month operating a space on Northern Boulevard has now added a Queens Plaza location, and is converting a 2-story warehouse property at 43-22 36th St. into their third location in the area. Clearly, the folks at Green Desk are bullish on the neighborhood. One place where we are still behind is health clubs. While we now have a few CrossFit gyms around here, the fist and original one near Court Square will close by the time you read this. Sometimes neighborhood pioneers leave, but their impact will not be forgotten. Apart from Astoria and Sunnyside, the only recognizable brand in LIC is Retro Fitness and specialty clubs like The Cliffs or City View Tennis Club. It hurt my ego a bit to see Crunch Fitness open up in Greenpoint before coming to our side of the Newtown Creek. The good news is that some well-known brands are apparently actively seeking sites for gyms in Long Island City and Sunnyside. Finally, MNS, one of New York’s most active and fastest growing residential real estate new development brokerage companies, has closed its Manhattan office in Gramercy permanently (it is my job now to re-rent the space) and moved to Brooklyn, after having realized that all of their growth was in the boroughs. Are they coming to Queens next, and will they open a sales office along the “brokerage row” on Vernon Boulevard? Time will tell.
