Regal Cinemas to open in Downtown Flushing

A huge, 34,000 squarefoot
movie multiplex will
open in the heart of a
new Downtown Flushing
development scheduled to
be completed by the end of
the year.
Regal Cinemas has signed
a 20-year lease deal with real
estate developers F&T Group
and SCG America to operate
within Tangram, a new 1.2
million-square-foot mixeduse
development at 135-15
39th Ave.
Construction remains
underway at the full-block site
with frontage on 37th Avenue,
Prince Street, 39th Avenue,
and College Point Boulevard.
“Tangram will be a thriving
mixed-use development
and our theatre will offer
a whole new experience for
moviegoers in Flushing,” said
Jerry Grewe, vice president of
Real Estate for Regal. “Along
with a state-of-the-art theatre,
we are proud to bring the truly
immersive experiences of 4DX
to Queens.”

technology including 4DX,

which allows the audience
to connect with movies
through motion vibration, and
environmental effects such as
wind and rain. This will be the
first 4DX location in Queens.
Regal will be the first
theatre to open in Downtown
Flushing in 30 years.
Operations were originally
slated for South Korea-based
CJ CGV, which signed a lease
with the developers last year
before both sides mutually
agreed to part ways.
“Regal is a highly
reputable company that
understands the nuances
of operating in a US real
estate market, particularly
one as complex as New York
City,” said Richard Siu of
F&T Group. “Regal came to
us as a qualified operator
with brand recognition. And,
they completely understand
the future of Flushing — its
energy, draw and potential.”
F&T’s current projects
in Flushing include
330,000-square foot, mixeduse
development at One
Fulton Square, and Flushing
Commons — a formerly
city-owned 5.5 acre parking
structure being redeveloped
into 1.8 million square feet
of residences, office space,
new retail opportunities,
community facility space,
parking and an open air plaza.
The Flushing Tangram
project is inspired by the
traditional Chinese dissection
puzzle “Tangram,” which
consists of seven flat pieces
called tans.
In addition to the movie
theater, Tangram will
include more than 324 luxury
residences, 48 office condos,
a four-star branded lifestyle
hotel, 275,000 square feet of
retail space with a food hall,
beer garden, and high fashion
shopping comprising of an
array of exciting international
and domestic brands.

Major sewer replacement project set for Queens Village

Parts of Queens Village in
the area of Hollis Avenue will
soon have updated sanitary
and storm sewers.
The Department of
Design and Construction
(DDC) announced that sewer
installation will begin this
month and is expected to be
completed by summer 2021.
According to the DDC,
construction will take place
from Monday to Friday from 7
a.m. to 6 p.m., but they added
that some work might be
completed during nights and
weekends with notice given
to the community. Hours of
operation on Saturdays and
Sunday will be from 8 a.m.
to 6 p.m. and could include
nighttime work
The city agency plans to
install new storm and sanity
sewers, replace distribution
water mains, manholes,
chambers and catch basins
and plant trees in designated
areas.
The list of affected areas
are as follows:
- 204th Street between Hollis
Avenue and 112th Avenue
- 205th Street between Hollis
Avenue and 112th Avenue
- Francis Lewis Boulevard
between Hollis Avenue and
112th Avenue
- 208th Street between Hollis
Avenue and 112th Avenue
- 110th Avenue between

- 111th Avenue between 204th

- 112th Avenue between 204th
Street and 207th Street
- 111th Road between 205th
Street and Francis Lewis
Boulevard
- 221st Place between 91st
Road and 92nd Avenue
The DDC also released a
community advisory to give
residents a sense of what to
expect over the next three
years. They warned that
“street access on certain

blocks may be limited” but
deliveries to commercial
and private properties and
emergency vehicle access
would be permitted.
Planned temporary water
service disruptions will also
occur when water mains
are being replaced. Those
affected will receive written
notice by 4 p.m. the day before
disruptions are scheduled to
happen. Water service will be
restored by 6 p.m. every day
and notices will be provided
to residents if additional
shutdowns are necessary.
