REAL ESTATE The benefi ts of working with a buyer’s agent BY ARLINDA DINE It is no secret that the real estate industry has evolved over the last decade. After working in Long Island City the past six years, I have noticed a new trend in the real estate business. You may have noticed that more buyers are deciding to not work with real estate agents. So, what exactly does the buyer’s agent do? The role of a buyer’s agent is to guide the buyer properly and professionally throughout the entire negotiating and fi nancing process. Negotiating is an art; if you don’t adhere by the rules and if you don’t play nicely you won’t get the results you desire. Experienced buyer’s agents know the necessary steps and what can and cannot be negotiated. While making a deal, the commission has already been accounted for in the asking price. Sellers then are expected to pay this fee, especially if it means a smooth transaction. Not only do they have impeccable negotiating skills, but agents also have helpful resources. They have the experience of knowing which mortgage brokers at certain banks will be available to make your transaction run nicely without any issues. Agents can provide you with certain lawyer information of those who specialize in Long Island City, condos or whatever you need. Local buyer’s agents are familiar with the history and forecast for their territory, giving you the advantage of knowing more about the location. Particularly in an area that is steadily developing like LIC, knowing certain new development projects and new retailers become crucial to a buyer’s buying decision. In addition to negotiating skills, resources and knowledge, one of the biggest pros of working with a buyer’s agent is experience. Experience is crucial in the real estate industry so the ability of knowing inventory, history and forecast is key. If you are a new or fi rst-time buyer thinking about purchasing a new home, my recommendation is to reach out to a local real estate agent. They’ll make the process easier not just for you, but for the seller as well. Interest rates are still low in the stillaffordable area of LIC; there isn’t a better time to take advantage of this amazing community than now.
