President’s Letter
Dear Fellow Shareholders,
At the monthly meeting of the
Board of Directors on April 18,
with the Outdoor Pool season
only a month away, the Board was
pleased to receive a report that the
renovation of the Pool Entrance
area and the Kiddie pool is on
budget and on schedule.
In the rendering that has been displayed,
the so-called “splash wall”
was depicted with a multicolored
underwater scene. Since it is easier
to create images with Photoshop
than in reality, it became clear that
the image chosen for the rendering
was not available as a pre-fabricated
tile for an area as large as our wall.
While a custom tile could be commissioned,
the cost of such a project
was unacceptable. An alternative
option, installing a scenic banner
on the wall was rejected also. In
order to be available for the season,
a decision was made to defer selection
of a final design until after the
pool season and to simply complete
the construction phase so that the
pool would be available for use as
the season begins.
The Board had previously agreed
that additional seating for the
Country Club food service area
currently the VIP room would be
desirable. The Board has received
initial reports from a restaurant
operation consultant as well as a
design and construction consultant.
In addition, the North Shore Towers
General Manager, Glen Kotowski
and Maryann Langone, the Country
Club Manager, met with the present
operators to get their insights and
suggestions. With some modification
of the current area, it appears
possible to increase seating significantly
without expanding out
onto the patio which would entail
greater expense. A sub-Committee
of the Board will continue to assess
options for improved design and
service in this area, to be renamed
“The Club Room”.
Ed Phelan, Chairman of Capital
Improvements, reported on a meeting
with an Engineering Consultant
to assess options involved in
upgrading windows throughout
this facility that was built over 40
years ago. The Board recognized
that, whereas it has authorized
Shareholders to replace the original
windows as necessary and
had provided assurances that if a
facility-wide window replacement
program was implemented, they
would receive recognition for their
earlier costs, a firm detailed policy
has not been established. Steve
Redlich committed to preparing
an analysis of the issues and costs
involved and development of a
Proposal for review by the Board
consideration at the next meeting
in May.
The Board approved installation
of an elevator door lock monitoring
system mandated by the New York
City Building Code. This system,
although expensive, is a safety measure
that assures elevator doors do
not open between floors.
New washing machines are to be
installed in the laundromat by the
vendor, Coinmach.
The Apartment Corporation budget
report was sound with Revenues
ahead of budget and Expenses year
to date under budget. The Country
Club income was slightly behind
budget but expenses were below
budget.
Debra Markel l Kleinert
announced that a NST Appreciation
Day is planned for Sunday, June
2. The event will essentially be an
Arcade Street Fair with vendors and
NST clubs exhibiting. In the past,
this type of event was well received
but it has not been held for several
years. Plan to attend; more details
will follow.
The Ladies Golf Association will
once again be hosting the Babes
and Guys Fund Raising event for
the American Cancer Society on
Thursday, July 11. The event is
open to both men and women and
features a golf tournament as well
as Tennis and Card events and a
Luncheon with raffles. Of course,
donations in honor of friends or relatives
and/or in Memory of Loved
ones are welcome. Each year, the
North Shore Towers community
has surpassed their prior years fund
raising totals, placing NST amongst
the leaders in terms of fundraising
for Breast and Prostate Cancer
research and patient services.
We at the North Shore Towers &
County Club are fortunate to have
so many amenities in a well-run
facility. As we approach the summer
season, I wish us all soundness
of body and mind so that we can
enjoy them.

COMING SOON: A NEW ART STUDIO FOR ALL RESIDENTS

When the Special Projects
Committee heard
about the availability
of the room once rented by a
vendor to give art lessons, they
worked to make the area available
to all residents. With the help
of our General Manager Glen Kotowski,
the room has now been
completely refurbished. New
lighting, floors, painted walls and
a new bathroom have been completed.
The bathroom includes a
slop sink so that painters are able
to clean their brushes and discard
other non-flammable fluids.
The effort was led by Karen Perry,
who with Glen, created a floor
plan that enabled us to maximize
the area for easels, drawing tables
and other necessary equipment.
Presently the studio is ready for
the arrival of these materials and
furniture.
Before making the Art Studio
operational, we still have to determine
many procedures to properly
safeguard the facility. For example:
1. The hours of operation and
the time of each session.
2. The supervision of each
workshop.
3. Developing procedures for
the cleanup and maintenance of
the facility.
4. Establish an Art Committee to
help with all chores and to inform
Management of any problems and
needs.
Although many residents are
anxious about the starting date,
we first want to address the four
questions above in order to safeguard
the facility, protect the artwork
of our artists, and develop a
specific means of communication
between the new Art Committee
and Management.
Within the next few weeks we
will have an Open House to let
everyone see the facility and to
have all of us who live in North
Shore Towers sign up if they intend
to utilize our new amenity.
The Special Projects Committee
has asked Karen to supervise the
opening of the Art Studio and to
report back to Glen any problems
that have to be adjudicated.
The Grand Opening will be well
advertised, utilizing all of North
Shore Towers’ publicity sites.
In the interim, look for the “BE
CREATIVE” Art Studio questionnaire
located in your mailroom. If
you are interested in participating
in our new Art Studio experience,
complete the form and return it to
your Concierge.
Finally, I’d like to thank all the
members of the Special Projects
Committee for their time and input
at many of our meetings.
