pool. The pool, which is over 40
years old, has been losing water daily
due to cracked concrete and the
underlying pipes that were in very
poor condition. The project is now
approximately 50% completed and
the total cost will be approximately
$300,000.
Finally, Goldsmith announced
that the golf pro’s contract has been
renewed and a new tennis pro has
been hired. The gym is in good condition
and necessary replacement
equipment has been installed.
FINANCE
Steve Redlich, Board Treasurer
and Chairman of the Finance
Committee, began by presenting
NST’s 2018 year- end financials.
The most impactful item was that
real estate taxes came in significantly
less than budgeted--by
approximately $1.5 million. This
helped to defray a maintenance
increase, and $1 million of the surplus
is being allocated to capital
improvements.
Turning to the Country Club,
Redlich reported that the club
added 39 new general members
in 2018, bringing total general
membership to well over 1,800.
However, revenue was down by
approximately $100,000 in 2018
vs. 2017, primarily because of poor
weather last summer which resulted
in fewer golf and tennis member
and guest fees. However, on a
positive note, capital expenditures
for the Country Club were significantly
below budget, resulting in a
bottom-line net operating surplus
of approximately $420,000.
Looking at NST’s capital
improvement numbers overall,
capital expenses came in more
than $500,000 under budget;
notably, most of 2018’s capital
expenses were spent to comply
with Local Law 11 (over $4 million
of the $6.5 million budget).
Going forward, the five-year plan
for improvements is estimated
to require $28 million, the vast
majority of which will be toward
three new generators to service
NST; NYC mandated elevator
upgrades; and the renovations of
the Towers Club and Front Plaza.
HOUSE & GROUNDS
Phyllis Goldstein, Chair of the
House & Grounds Committee,
presented the renovation plan
for the Center Plaza, designed by
Brightview Landscaping, which
includes a variety of flowers and
shrubs that will greatly enhance
the space. Goldstein also shared
photographs of the enhanced brick
pillars at NST’s entrance, the newand
improved library and the new
indoor trees situated along the
indoor pool deck.
MARKETING & MEDIA
Debra Markell Kleinert, who
heads the Public Affairs &
Marketing Committee, presented
the committee’s proposal for a
multi-media and entertainment
room to be housed in the
Beaumont Lounge. The room
would include tables, computer
space, a TV and other amenities
for the use and enjoyment of residents
and their guests. The project
is currently under consideration.
Kleinert also discussed a new
ad campaign designed to bring
more buyer awareness and interest
to the NST. Print ads detail the
many amenities that NST enjoys
and prompts readers to visit NST
website as well as to follow the
community on Facebook and on
Twitter.
POLITICAL ACTION COMMITTEE
NST’s PAC, led by Felice
Hannah, serves to provide information
and involvement to residents
on pertinent political issues.
Hannah updated the audience
on recent and upcoming events
which included a Q&A with
former NYS Congressman Gary
Ackerman in April, and coming
up this month will be a debate
among candidates for District
Attorney of Queens.
CULTURAL PROGRAMS
COMMITTEE
Fred Chernow, Chair of the
Cultural Programs Committee,
reported on the continued
popularity of the 92nd Street Y
Program at NST. Coming up this
month, Chernow will present
The Marvelous Mrs. Maisel and
The Allergist’s Wife (dates to be
announced).
