This additional savings allowed Castro to retain a licensed electrical contractor for the project. With the assistance of NST’s maintenance crew—Steve Cairo, Kevin Mos and their staff—the job was completed in a few short weeks with very little, if any, inconvenience to the residents. Since the completion of the Arcade, other areas have been converted, such as the aforementioned gym and locker rooms, as well as certain commercial locations, such as the Greenthal Property Sales office. Also budgeted in the cost of the project was the proper disposal of the old bulbs and the waste mercury therein. According to Castro, that expense was “relatively inexpensive.” “After installing 12% more lights than budgeted, the project came in only 3% over budget at a total of $118,300 by negotiating further quantity discounts,” Castro explained. “This saves $345,762 kilowatt hours per year from our Generator Fuel Usage.
