Complete info on this year’s Board of Director’s elections
A field of eleven candidates is vying this year for four open seats on
the NST Board of Directors in annual elections set for Thursday,
June 21. A “Meet the Candidates” is scheduled for Tuesday, June
5, at 7:30 p.m. in the Towers Movie Theater. There are four seats open,
each for full, two-year terms. Incumbents Fred Chernow and Warren
Glenn are running again. Incumbents Mario Carmiciano and George
Nagelberg have decided not to run for re-election.
The Board functions as the governing body of the corporation that
owns and operates North Shore Towers. All legal shareholders—residents
who own their own apartments—have a right to vote. The elections are
administered by the American Arbitration Association, the non-for-profit
organization that specializes in elections for unions, corporate stockholders
and other commercial groups.
Ballots are to be mailed to shareholder early in June. They may be returned by
mail to the AAA or dropped in secure ballot boxes located in the lobbies of each
building. Voting ends June 21 after annual meeting. Votes are tallied June 22.

May 22, 2016, and are listed here in the order they will appear on the
ballot.
FELICE HANNAH As a
former member of
the North Shore
Towers Board of
Directors I served
as Political Action
Chairperson. My
primary agenda was to lobby elected
officials for lower property taxes by
changing how Co-ops are assessed
and to keep residents informed
regarding legislative issues and
other related concerns.
Towards that end the following
was accomplished:
• Secured a left turn signal at the
intersection of Little Neck Parkway
and Grand Central Service Road
• Held Debate Forums and Meet
and Greet for Candidates from all
parties running for Federal, State and
City Offices
• Hosted Monthly Round Table
meetings
• Presented monthly seminars
• Secured a safer corridor along
Marcus Avenue to North Shore
Towers with additional lighting and
trimming of over 100 trees

TERRY FEIT Upon
graduating from
Pace University, I
spent 53 years in
the textile industry.
Being involved
in sales and sales
management, has taught me how
to work with people and negotiate
business situations.
In NST I have twice served on the
House and Grounds and Special
Projects committees. I am also an
active member of the Men’s Club and
Camera Club. Maintaining NST as an
excellent place to live with all its amenities
is essential. Daily maintenance
is very important as well as improving
our appearance and keeping up with
the latest technology.
We must plan for the future including
the following: Drafty windows,
Cell service in the garage, Additional
handicap spots, Electric charges for
newer cars
Recognizing problems is important,
finding solutions more so. Goals
I have accomplished:
• A walking path on the golf course
• Vouchers for guest parking
instead of the $10 charge
In conclusion, my moto is SHARE
HOLDERS FIRST. If you want someone
who is an activist and thinks out
of the box, I am your candidate. Terry
Feit will fight for shareholders first. I
appreciate your support.
MEL FOX Melvin
Fox, a successful
businessman began
working after
school at the age
of 16. Growing-up
on the Lower East
Side Mel chose a different path then
the other neighborhood children,
traveling every day to the “city of
lights” working as a delivery boy
and packing assistant in the garment
center. It was back in those early
days that Mel knew that being in
business was what his future would
look like, first he wanted to serve.
At 19, Mel enlisted in the USA Army
Armed Force. Positioned as an MP,
he discovered the value of service,
loyalty, the importance of being part
of a team, and that giving up was
never an option. He also learnt that
brotherhood, was as important as
leadership. Mel went back to work
in the garment center after his time
in the service preparing for a future
in textiles. Living in Little Neck and
raising his family, Mel watched as
three tall buildings down the road
were being completed, knowing
one day he would call it home.
Mel officially became a resident
in 1988, and for the past 30 years
Mel has been a resident in Tower
3. Honored in the early years by
the Towers UJA as “The Man of
the Year”, Mel has also proudly
served on many of the Towers
community boards. He has had the
distinct honor of being voted Vice-
President of The Marathon Jewish
Center, serving their members for
four years. Mel’s dream of being a
business owner finally came to pass
in the early 1990’s when MelFox
Textiles was born. Together with
his son, he created a multimilliondollar
business. Mr. Fox is someone
you would want on your team.
As a fearless competitor, and a
dedicated soldier, he is steadfast in
his conviction to being part of the
solution, one that is much needed
at “The North Shore Towers &
Country Club”.
FRED CHERNOW I have
been a NST Board
member since
2013 and currently
serve as First Vice-
President and
Chairman of the
Screening and Cultural Affairs
Committees.
I have initiated changes that have
attracted more diverse and active
applicants for apartments. We now
have more working professionals
coming here as well as the usual mix
of retired, affluent, empty-nesters.
The 92nd St Y programs, which I
started in 2014, have attracted large
audiences each month. To accommodate
everyone I now present the program
twice, once at 4:30 PM and again
at 7:30 PM. I lead off each month with
a detailed introduction and after the
film we close with a lively discussion.
Since 2010 I have written a monthly
profile on one of our residents
for the Tower Times and the NST
Courier. This helps neighbors get to
know one another.
Together with Marilyn Chris and
Lee Wallace I’ve been part of the
Short Film Festival. Our packed audiences
in the Movie Theater watch
five short films and vote for the one
they like best.
Other programs that I’ve led
include our annual Salute to Veterans
and Fire
Safety Seminar.
DEBRA MARKELL KLEINERT
For decades, I have
dedicated my life to
civic involvement,
served as a
community leader
and involved in
local political campaigns. My
experience in leadership coupled
with a strong desire to preserve our
high quality of life that has motivated
me to be a candidate for the board.
• I serve on our Political Action
committee bringing our Political
Leaders and Candidates to North
Shore Towers.
• Participate on NST Sub
Committees: Publicity, Special Events,
and Marketing Media.
• Chairwoman of the Flushing
Hospital Advisory Board
• Chairwoman of the FDR Club

Emeritus of Waterside Estates at
Cresthaven HOA in Whitestone.

My career spans many years in City
Government;
• District Manager of Community

• Worked for the office of the Mayor
as the Queens Borough Director from
1998-2006 serving Mayor Giuliani and
Bloomberg.
