“The Country Club is the mecca
of activity at the Towers,” Phelan
began. “Tennis is booming. With
golf, under the direction of Bob
Guido, the repairs to the 12th
hole are complete.” He explained
that the cost came in under budget
at $185,000, which had been earmarked
at $200,000.
Regarding the indoor and outdoor
pools, Phelan said that he
would like to initiate renovation of
the guardhouse and first aid station.
He noted that aerobics classes are
well attended and new gym equipment
includes two new treadmills,
a curling station and other exercise
machines. The condition of the
equipment is monitored, he said,
and “we are continuing to update
the equipment.”

IMPROVEMENTS
The New York City mandated
elevator upgrades of door and cab
controls is being implemented now
“to prevent some of the horrors that
have happened at other facilities,”
Carmiciano began. He also provided
an update on the Center Plaza
project which “is moving along
well. The weather has been very
cooperative.”
Local Law 87 is a baseline energy
study mandated by New York
City. NST has completed this
baseline study in which several
areas were identified for correction
and will cost approximately
$25,000. However, Carmiciano
said, “Bottom line is we’re in good
shape. Replacing garage lighting
with LED lights and installing three
new gas-fired emergency generators
put us in good stead with the
baseline energy levels, which will be
monitored by the city as we go forward.”
He concluded his remarks
by announcing that the committee
is working closely with the Finance
Committee on the five-year plan
for infrastructure projects at the
Towers.
FRED CHERNOW, CULTURAL
COMMITTEE & SCREENING
Chernow began with an update
on the 92nd Street Y program, saying
that audiences continue to grow for
both the 4:30 and 7:30 presentations.
He also noted that the annual
Salute to Veterans will take place
on Monday, November 11. “Any
veterans who would like to be part
of the program should contact me,”
he advised.
Moving on to sales, Chernow
reported that year-to-date, there
have been 126 sales at NST versus
88 for the same period last year,
adding that in 2018, there were
109 sales in total for the full year.
“Demand is stronger this year than
last year,” he said. “It’s because
of you and what you say to your
friends and families.”

FINANCE COMMITTEE
In taking on the role of Finance
Committee Chair, Schwartzman
said he “wanted to look at safeguard
and protect shareholder’
assets.” To that end, “all payments
over $10,000 have to be signed by
me personally.” He also took a close
look at NST’s financial records. “I
can tell you there are very good
internal controls here. We can
always debate if or how a project
should be done or how much it
should cost, but the financial statements
as reported are accurate, and
that is a very significant thing to
report.”
Schwartzman then gave a brief
budget review. NST essentially has
two separate financial statements,
one for the Country Club and the
other for NST Apartments. Through
September, the Country Club is over
budget by approximately $78,000,
largely due to reduced golf cart
rentals and a late start to the 2018
season. “We are close to finishing
next year’s Country Club budget
and want to reduce expenses and
fine tune projects to bring things in
line as best we can,” he said.
With regard to the NST
Apartment budget, “We are doing
better than anticipated with a budget
surplus of about $42,000,” he
said. Schwartzman noted that budget
preparation for the Apartments
will begin as soon as the Country
Club budget is completed.
