Important info for residents In May, the Board of Directors will host an open meeting in order to discuss every aspect of the cooperative’s business. A full update on our financial position and goals for the 2013 to 2014 year will be presented. In addition, our attorney, Errot Brett, will report on our arbitration with Towers Restaurant and litigation with the coop’s sponsor. In June, the board positions presently held by Bob Ricken, Phyllis Goldstein, Murray Lewinter and Phil Plafker will be open for election. In early May, every shareholder will receive a Request for Nomination Form and the Annual Meeting will take place on Thursday June 20. For our new residents, June 20 will be the last day to vote for the four candidates of your choice. The Board of Directors unanimously approved Phase 2 of the golf course irrigation renovation. Work began on March 18. The upgrade of irrigation will take place on holes 2, 7, 8 and 10. Holes 1 and 9 were completed last year. from the towers A Message from the President: During the second week of March, the sprinkler system was completed in the VIP hallways. The construction on the kitchen should be completed by May 1 as per our plans. Due to the damage done by Sandy, construction companies were very busy and prices for renovations increased. However, we have enough in the Capital Improvement Reserve Fund to pay for the additional costs. Sales of North Shore Towers’ apartments have been going extremely well. Normally, the winter months are our slow season, but this year sales have been brisk. In January, February and March we had 35 sales and that bodes well for our flip tax revenue. At the next open meeting, Phyllis Goldstein will give a complete report on the sales and per share prices of our apartments. The arbitration between North Shore Towers and the Towers Restaurant is now moving forward. The chosen arbitrator has met with both sides and instructed them on the materials he will need to render a decision. Some other material is due on April 30 and he will announce Bob Ricken his decision shortly thereafter. These are the facts – all other comments are hearsay and serve only to add tension to our community. The Presidents Council of Co-ops and Condos (PCCC) has continued to press for legislation to lower the taxes on cooperatives. Their lobbying efforts have gained the support of mayoral candidates and New York City Council members and our State legislators. The PCCC is hoping to sponsor a Mayoral Debate here at North Shore Towers. Both Christine Quinn and John Liu are announced candidates and have proven to be friends and frequent visitors to North Shore Towers. There have been many questions about the time that construction is allowed to take place at NST. For your information and for our contractors, these are the rules: “Work may be performed Monday through Saturday only between the hours of 8:00 a.m. to 5:30 p.m. The contractor agrees to schedule rough and final inspections of work with management (Kevin Mos). Contractor and Contractor’s employees will be civil and courteous to all persons while performing work, delivery, or removing materials to and from North Shore Towers. QUIET PERIODS WILL BE 8:00 a.m. to 10:00 a.m. and 4:00 p.m. to 5:30 p.m. Monday through Friday and ALL DAY SATURDAY. QUIET PERIODS will mean no demolition or construction involving the use of electric hammer tools, electric saws, sledge hammers, single jack hammers and crow bars.” I hope this information will be helpful to everyone.
