Sunnyside's Big Screen

Sunnyside residents will once again
have a neighborhood movie theater.
Regal Cinemas has signed a 20-year
lease to move into a new development
at 38-01 Queens Blvd. The theater
will take up 38,000 square feet on the
ground and second floor, according
to Carolyn Malinsky of Curbcut Urban
Partners. Commercial Observer first
reported the story.

Realty Associates and RW Real Es-tate
Group purchased the building last
December and knocked it down to
construct an 12-story glassy building
in its place. The original plan called for
a nine-story building.
Sunnyside lost its theater, Sunnyside
Center Cinemas at 45-25 Queens Blvd.,
in 2015. The property was bought in
2012 for $6.65 million from Dime Sav-ings
Bank and the owner turned the
space into a residential building.
“There is a dramatic need for new,
modern entertainment venues in the
greater Sunnyside and Long Island
City neighborhoods,” said Aaron Malin-sky,
Principal, Curbcut Urban Partners
LLC. “We are adjacent to the bus and
train stops and have parking. There-fore
access for all the communities
is superb.”
The building, dubbed “The Sunny-side,”
will also include community facility
and medical space, outdoor terraces
and an underground garage with more
than 100 parking space, according to
the Commercial Observer.
The building is slated to be completed
in spring 2019 and SBLM Architects
are responsible for the design.
