Spaces available in a new 94-unit
luxury apartment in Dutch Kills

On the hunt for a luxury apartment
in Long Island City? Look no further
than Dutch Kills.
The Hakimian Organization in
partnership with Modern Spaces announced

the launch of a six-story,
94-unit apartment, located at 33-01
38th Ave.
The available units include studio
apartments in addition to one-, two-
and three-bedroom options. Also available
for rent is a unique collection of
three townhouses and four penthouse
apartments.
The original commercial building
was constructed by architect firm
GreenbergFarrow. The Addition LIC
project was developed by the Hakimian
Organization, a developer, owner
and manager of New York real estate
since 1970, and Modern Spaces, an
independently owned real estate brokerage
company that specializes in
residential and commercial sales and
leasing as well as project development
and marketing in New York City.

transform an idle commercial building
into 94 warm, welcoming homes by
adding several floors above the existing
property, hence the project’s name,
The Addition LIC,” said Jay Hakimian
of The Hakimian Organization.
Construction for the project was
completed in April 2018, and moveins
to the apartment are slated for
July 2018.
Eric Benaim, the founder and CEO
of Modern Spaces, said that people
are more willing to invest in projects
in Queens because they believe in the
borough's potential and growth. He said
that Long Island City was especially a
point of interest for first and second
home buyers as well as empty-nesters.
The 94-unit apartment currently
has listings up on the Modern Spaces
website, and those interested can even
take a virtual tour of one or two bedroom
units.
According to Modern Spaces all
units will be equipped with state-ofthe
art indoor and outdoor amenities.
Inside the studios and one-, two- and
three-bedroom apartments are 9’ to 11’
ceilings, brushed oak hardwood floors
and in-unit washers and dryers. Also
included are a fully equipped fitness
center with a Peloton bike, a billiards
room, a game room with an arcade, a
screening room with movie theaterstyle
seating and a bike-storage room.
Outside the apartments are three
rooftop terraces, a playground, a putting
green, a dog run, an oversized chess
gameboard, a shuffleboard court, a
bocce ball court and a picnic area.
The Addition LIC is centrally located
near public transportation, including
the M and R trains across the street
and 7, N, W, R, M and F train lines a
few short blocks away. Additionally,
the apartments are near several local
attractions, restaurants and bars like
Smorgasburg Queens, Dutch Kills
Central, LIC Beer Project, Dutch Kills
Bar, Museum of the Moving Image and
the Fisher Landau Center.
