completed the 10-story Silver Star mixed-use residential/retail
property, the fi rst major new, ground-up multi-family building in
the East Long Island City/Dutch Kills section of Queens, NY.

Construction on a brand-new,
mixed-use development has been
completed in the Dutch Kills section
of Long Island City.
Th e developer, an affi liate of Silver
Star Motors, the architectural fi rm
of Montroy DeMarco Architecture
LLP (MDALLP), and builder 1 Oak
Contracting have completed the
building at 37-14 36th St. Known as
Th e Silver Star, the building houses
a Silver Star Motors Mercedes-Benz
dealership on the fi rst fl oor and residential
units of the upper fl oors.
“Th e 10-story, 135,000-squarefoot,
mixed-use structure features
a 41,300-square-foot Mercedes-
Benz dealership on the fi rst two stories
and 85 rental apartments on
the upper fl oors,” said MDALLP
Principal Richard J. DeMarco, AIA.
“Th is building is yet another prominent
residential development in our
fi rm’s extensive architectural portfolio
of multi-family properties completed
throughout New York City.”
Th e initial concept for the building
was to develop it as a Mercedes-
Benz dealership. However,
MDALLP Silver Star Motors to conduct
a residential test fi t to “maximize
value for the owner.” Th e fi rst
fl oor features the dealership’s showroom
while the second fl oor holds
parking and a secondary showroom.
Th e rental units, which are being
marketed toward “young professionals,”
comprise 30 studios, 27
one-bedroom units, 28 two-bedroom
units, and two three-bedroom
units and have an industrial,
loft look. Each apartment has
high-end fi nishes such as stainless
steel appliances, white quartz countertops,
porcelain subway tiles and
high ceilings.
Th e third fl oor houses residential
amenities including a 500-squarefoot
fi tness center, a lounge with a
pantry and television, 1,600-square
foot outdoor barbecue area with a
zen yoga space, and an outdoor trellis
seating area. Th e 10th fl oor also
has an outdoor area that has views
of Manhattan.
MNS Real Estate will serve as the a
leasing broker and marketing agent
for the building.

those working in the technology
sector, both in Manhattan and

Andrew Barrocas. “Th e property
off ers extensive tenant amenities,
great views, and a very convenient
and brief commute to Manhattan.”
It is not immediately clear when
units will begin to be rented out.
