Board 5
meeting
A plan to amend the city’s
existing zoning laws regarding
hotels created in
manufacturing districts will top
the agenda at the next Community
Board 5 meeting on Wednesday
night in Middle Village.
As announced by District Manager
Gary Giordano, the session
takes place at 7:30 p.m. in the
cafeteria of Christ the King High
School, located at 68-02 Metropolitan
Ave.
The board will hold a public
hearing regarding a proposed
M1 zone hotel text amendment
proposed by the city’s Department
of City Planning (application
#N180349ZRY). This would
create a special permit, under the
jurisdiction of the City Planning
Commission, for new hotels, motels,
tourist cabins and boatels located
within light manufacturing
districts across the fi ve boroughs.
Along with the hearing, the
board’s agenda includes a report
from the Land Use Committee.
The panel is expected to present
its recommendations regarding
a proposed pet admissions center
located at 66-78 69th St. in Middle
Village and the proposed rezoning
of O’Neill’s Restaurant and
adjacent properties in Maspeth.
Other items on the agenda include
the public forum; a review
of liquor license applications and
demolition notices; reports from
Chairperson Vincent Arcuri and
District Manager Giordano; and
other committee reports.
The board will also entertain
nominations for membership
of its Executive Committee; another
round of nominations will
be accepted in June prior to the
committee’s election.

Permits have been filed for a
brand-new, three-story housing
development in Middle Village,
according to Department of Buildings
(DOB) records.
The proposed structure at 66-73
79th Pl. will be 29 feet tall with 10,816
square feet of space and 11 housing
units, records show. The lot currently
contains a two-family home with a
three-car garage behind it, and demolition
applications have been fi led
for both.
The property will also include a
parking lot with 11 spaces and a laundry
room in the basement, according
to Yimby.
The building will be designed by
AM/PM Design & Consulting, a Great
Neck-based company that has been
responsible for many residential
buildings in Queens, Brooklyn and
Long Island.
Residents of Middle Village have
been resistant to upscale developments
coming into the neighborhood
of predominantly one- and two-family
homes in recent years.
According to Councilman Robert
Holden, the proposed building on 79th
Place is technically “as-of-right” within

its current R5 zoning designation, but
he plans to meet with the Department
of City Planning to try to prevent similar
developments from popping up in
the future.
“The character of the block is
one- or two-family, so these developments
are highly suspect,”
Holden told the Ridgewood Times.

particular blocks in certain areas
and correct it to make it impossible
to do. The fact that it’s ‘as-of-right’
is disturbing.”
City records show that the property
was sold for $1.6 million in November
2017.
The owner listed on the DOB application,
Robert Fabian, declined to
comment at this time.
