The apartment, located at 23-35 29th Ave., is a four-story, mixed-use building with mostly rent-stabilized apartments. Cushman & Wakefi eld recently sold the property, which also includes a laundromat on the ground fl oor. The all-cash transaction represents the highest sale price for its asset type in the neighborhood. The 11,250-square-foot property contains eight one-bedroom apartments, four two-bedroom units and seven three-bedroom units. Three units are market-rate while the rest are rent stabilized. Cushman & Wakefi eld’s David Chkheidze and Conrad Martin exclusively handled the transaction on behalf of the Knapic Family. Matthew Schwartz, president and founder of Schwartz Realty, bought the property. “This transaction is a testament to the strength of the multi-family market in Astoria, Queens,” Chkheidze said. “At $642 per square foot, this sets a new record for a rent-regulated walk-up building in the neighborhood. Deputy Inspector Thomas Conforti, the head of the 109th Precinct, which serves the neighborhoods of Downtown Flushing, East Flushing, Queensboro Hill, College Point, Malba, Whitestone, Beechhurst and Bay Terrace, was transferred after two years of service and assigned to the Crime Prevention Division in Manhattan as their new commanding offi cer. “The 109th Precinct has been a major part of my life and will continue to be, as I have many family and friends that still call it home. In conclusion, I would like to give a heartfelt Thank You to Vana Partridge, Chrissy Voskerichian and the entire 109th Precinct Community Council,” Conforti posted on the 109th Precinct Council Community Facebook page on May 13. Conforti will be replaced by Deputy Inspector Judith Harrison, who is leaving her post as the commanding offi - cer of 112th Precinct, which serves the neighborhoods of Forest Hills and Rego Park. “We appreciate her dedication to our community during the past 22 months. We congratulate her on her success,” the 112th Precinct Community Council posted on May 14 on their Facebook page. The 112th Precinct will be led by Captain Robert Ramos, according to the Facebook page. “Captain Ramos assumes his position as Commanding Offi cer of the 112th precinct on Monday. We wish him the best in our community,” the precinct wrote to greet their new commanding offi cer.
