PROPERTY TAX REDUCTION CONSULTANTS
KEEPS AWAY SCARY TAX BILLS
It’s Trick or Treat season but
opening your school tax bill need
not be a Halloween horror.
To keep Long Islanders from being
spooked, Property Tax Reduction
Consultants may have a treat for you -
in the form of a reduction.
When the school tax bill comes every
year, homeowners will pay it because
they believe they are being charged
fairly. However, many will gasp in
disbelief as they stare at their frightful
school tax bills.
Welcome to Long Island where
property tax bills for homeowners are
among the highest in the nation.
Property taxes can be very confusing
for many homeowners. Many Long
Islanders think there is little they can
do but pay what the municipality
says they owe. To ensure that you
are paying your fair share of property
taxes, you must understand how the
property is valued and how the taxes
are calculated.
If homeowners understood how
their tax bills are being calculated,
they could determine if they are
being over assessed. Calculating
what you owe is a matter of
multiplying the assessed value by
the tax rates. The results are the
dollar amount that homeowners
pay each year. This amount may
differ if homeowners have specific
exemptions. Exemptions are a
decrease in you’re a property’s
assessed value and not a decrease in
the property’s market value, but it
will lower the property taxes.
Municipalities will not voluntarily
reduce a property’s assessed value. A
homeowner’s assessment cannot be
raised because of filing a grievance,
so there is nothing to lose. Since
markets rise and fall, and home values
are inconsistent across Long Island,
it is important for homeowners to
challenge their assessed value.
