PARKING IN COURTYARD CIRCLES: Parking
in the circle is strictly limited to 20 minutes
unless otherwise approved by Management.
Residents are asked to notify their concierge
when utilizing the space and visitors are prohibited
to adhere to the signage in the compactor
rooms and to keep the rooms neat. All
trash is to be placed in the chute, and paper/
cardboard and plastics/glass/metal are to be
put into their respective bins. A designated
bucket is in each room for batteries. Please
contact your concierge or Management if you
have any questions.
SHOPPING CARTS: Carts are provided in
lobbies as a convenience to transfer packages
to and from apartments. Residents are reminded

the Board President
The pool opened on May 25 (to pretty decent
weather for a change). As previously reported,
Elite is here again and we’re happy to
see that Shaun McNally has returned as our
Pool Manager. Joining him as Assistant Manager
is Alexa Capo. You can read about what
Shaun’s been up to and get to know Alexa a
little better in this issue. Also take note: Some
folks might think it’s too late to join the pool, but
it’s not! Memberships are accepted on an ongoing basis, so
please don’t hesitate to see Stacey or Claudia in the Management
office.
A word about the elevators: As previously reported, in April,
members of the Board joined Le Havre and the President’s Co-op
& Condo Council to meet with NYC Councilman Paul Vallone to
discuss timing, which has been a concern given the two-phased
2020/2027 requirement and elevator companies’ capacities to
conduct all the work before NYC’s deadlines. Subsequently, in
mid-May, a meeting was held with the Queens Council to pursue
the issue; Cryder Point was permitted one attendee at that
meeting, and Board Vice President Lou Garcia represented us.
Councilman Vallone is following up on the matter, although at
press time there is no status update. Please stay tuned for new
information.
It’s June, which means the Board of Directors’ Election is coming
up. I encourage all shareholders to read the election article in
this issue, which explains why achieving a quorum is so important.
As always, each applicant’s resume is reprinted along with a
photo. Also, residents are encouraged to attend the Meet the Candidates’
Night on Monday, June 10, where you can see and hear
the candidates personally and ask them questions. The meeting
will be held poolside unless the weather is inclement, in which
case we’ll move to the 01 Community Room.
Most important, on behalf of everyone on the Board, I urge
all shareholders to cast their ballots at the Annual Shareholder’s
Meeting on Thursday, June 20. If you can’t make it to the meeting
itself, please complete your proxy and give it to someone who
will submit it for you so that we achieve a quorum and have an
official election. I can’t emphasize it enough: Your vote counts!

BALCONIES: All balconies must remain clear
of any obstructions to access to fire escapes.
Violators will be subject to an administrative
charge. Please contact Management if you
have any questions.
HOMEOWNER’S INSURANCE: All residents
are required to maintain homeowner’s
insurance and a copy of your
Declarations Page of your current insurance
must be on file with the Management Office.
Apartment Renovations: Shareholders are required
to contact Management prior to initiating
any renovations/improvements, including
but not limited to the installation of split-system
air conditioning, kitchen or bathroom
remodeling, etc. Contact the Office for information
and necessary forms.
STORAGE IN GARAGES IS PROHIBITED:
Residents are not permitted to store personal
items in the garages. If you have items in the
garage, please remove them immediately.
Items not removed will be discarded. If you
need assistance, contact the Management Office.
MANAGEMENT OFFICE SERVICES: To
protect your privacy and maximize Management
Office resources, no personal business
services (copying, faxing, printing, etc.) are
permitted in the Management Office. Only
Cryder Point business is to be handled. Thank
you for your cooperation.
APARTMENT PROBLEMS: If you have
a problem in your apartment such as heat,
plumbing, etc., please contact your Concierge.
He/she will notify the Office to provide assistance
as soon as possible.
EMERGENCY CONTACTS: All residents
have received a form to provide the Office with
updated contact information in the event of an
emergency. If you have not already done so,
please complete and return the form as soon
as possible.

DOG WALKING: House Rules expressly prohibit
walking dogs anywhere on the property
to relieve themselves; failure to comply will result
in a warning and/or $250 administrative
charge. You must also keep your dog on a leash
in all common areas.
DOG REGISTRATION: Register your dog!
Your dog must wear a CPOC issued medallion
anywhere on CPOC property. Dogs observed
without a medallion will be assumed not to be
registered and owners will be subject to a $250
administrative charge. See Stacey in the office
to register.
