The session will take place starting at 7:30 p.m. in the cafeteria of Christ the King Regional High School, located at 68-02 Metropolitan Ave. Representatives from the city Department of Transportation will be on hand to present details about the project to replace the bridge deck at the corner of Metropolitan Avenue and Fresh Pond Road over the Long Island Rail Road’s Montauk branch. This major project is expected to take more than a year to complete. District Manager Gary Giordano said that the board was recently assured that the DOT will keep one lane of traffic in each direction along both Metropolitan Avenue and Fresh Pond Road for the duration of the project. The meeting agenda also includes a public hearing regarding a variance application with the Board of Standards and Appeals permitting the development of a three-family residential building at 57-12 58th Pl. in Maspeth (Block 2672, Lot 96). This property is presently located in an M1-1D zoning district, where residential use is not permitted as-of-right. Following the presentation and hearing, the board will commence with its usual agenda, including a public forum; a review of liquor license applications and demolition notices; reports by Giordano and CB 5 Chairperson Vincent Arcuri; and committee reports. BY ANTHONY GIUDICE agiudice@ridgewoodtimes.com @A_GiudiceReport The plan for a new four-story building in Maspeth was turned down by the Department of Buildings (DOB) on Friday, April 29, according to documents. A DOB representative confirmed that the plans were disapproved due to incomplete plans being filed. The applicant, Angelo Ng & Anthony Ng Architects Studio, P.C., must now gather the missing documents and resubmit the application. The four-story commercial and medical office building will be constructed at 54-08 74th St., New York YIMBY reports. According to the real estate website, the former AMEF Auto Repair shop will be transformed into a 54-foot-tall building and will have 7,900 square feet of retail space on the ground floor, with 11,000 square feet of medical offices on the upper floors. The project will also include six parking spaces in a surface lot, with an underground garage containing an additional 46 spots. This new building will be located down the block from Maspeth High School, which was constructed back in 2010, and another five-story office building that was built in 2007. One civic activist expressed some reservations over the new development. “The area is ripe for these real estate investors. People will build on every inch of available space,” said Robert Holden, president of the Juniper Park Civic Association. “We are not against building the neighborhood. This was a gas station/car repair shop, and those locations are not as profitable as the real estate they sit on. It is disturbing because residents now will have less choices to find gas or repair their cars. We are seeing it happen all over the place. Whether this property is an asset to community, that remains to be seen.” The developer on the project is Flushing-based Grand Centurion Construction, which is leasing the property from an LLC headquartered in Woodside.
