REAL ESTATE
The amazing story of WAL TRAM
I traveled to Nassau County to meet with May
G., a Long Island homeowner. “I am so glad
someone’s doing it, this agency deserves all the
credit they can get.” She got right to the point,
and before I asked any questions she continued,
“You see, we were in the market to sell our home
and in the process, we interviewed a few local
agents who appraised our property with a lower
price than other sold homes in the area. Th ey
explained that because of our small backyard,
not too many purchasers will be interested.”
She said, “Naturally, we were disappointed, but
hoped to fi nd an agent who would be up to the
task of selling our home at a comparable price.”
“So how did you fi nd about WAL TRAM Real
Estate?” I asked.
“We requested real estate references on social
media and right away we were referred to WAL
TRAM through a mutual friend. Th e agent was
so encouraging and positive, she sold many
homes with similar backyard issues and swept
us with her enthusiasm. She said it’s easy to sell
an underpriced home, but would love the challenge,”

May smiled, “Well, that’s what we wanted
to hear. We wanted an agent who believes in
our home, an agent who’s not afraid to tackle
head-on a diffi cult situation, we knew that this
is the quality we were looking for and immediately
listed with her.”
“And how long did it take her to sell it?” I
asked.
“Ha!” said May, “Within 90 days we were
under contract and got the price we wanted,
a short time later we closed and moved to our
new home.”
Mr. Mark A., who sold his college point
house in Queens with Effi e Wener, the broker of
WAL-TRAM real estate, agreed. “It was a pleasure
dealing with her. We had a problematic
probate situation,” he explained. “But Effi e was
on top of everything, she helped to deal with the
attorneys and monitored all of the transaction’s
aspects. She helped a lot and thanks to her we
fi nally sold it.”
Mrs. V. sold her Hollis Hills home and her
Bayside apartment also through WAL-TRAM
real estate “Th ey are very honest,” she said,
“Th eir reputation means everything to them,
that’s why I listed my 2 properties with this
company and will recommend them to anyone.
I must say, WAL-TRAM is really great. A really
great real estate agency. I wouldn’t say so if I
didn’t mean it.”
Effi e Wener, Wal tram’s broker explained, “So
many agents are under pricing a property just to
make a quick sale or overpricing just to intrigue
the sellers to list with them. Either way is not in
the best interest of their client, even if you fi nd a
buyer who’s willing to pay more than the market
value, it defi nitely would not pass the bank
appraisal. So, the key is to price a property right
and at the market value.”
“So how is a homeowner supposed to know
what their home is actually worth?” I asked.
“Only an experienced agent who is familiar
with the neighborhood will be able to accurately
appraise a property,” says Wener, “We at WALTRAM
real estate don’t give inaccurate information
just to get a listing. We believe success
must come with sincerity, loyalty, and truthfulness.
Our integrity is very important to us, otherwise
we wouldn’t have such a high referral volume
and with such great customer satisfaction.”
