In eight months, the largest luxury rental building in Long Island City, TF Cornerstone’s 45-45 Center Boulevard 41-story, 82-unit building, has leased 100 percent of its units. “We knew this would be a sought-after location and leasing activity was brisk from the day it started, but renting out this building this quickly surpassed even our expectations,” said Sofia Estevez, executive vice president of TF Cornerstone Inc. “This is a testament to the high demand for Long Island City, as the area continues to grow and offer more and more for residents.” The building offers a seventh floor 50,000-square-foot landscaped amenity deck with a volleyball court and a real sand beach, two tennis courts, a reflecting pool and a sun deck with barbecue grills, lounge chairs and benches. Residents will also be able to use a state-ofthe art fitness center, indoor parking garage, children’s play room, shuttle bus service and more. Real estate firm Modern Spaces announced the luxury condominium called The Vista, located at 44-15 Purves Street, hit its 100 percent sold mark, as well. The Vista was feng shui-certified by consultant Laura Cerrano of Feng Shui Long Island. Cerrano advised the developers on every part of the design and construction of the building since the beginning. In accordance with feng shui principles, the luxury building does not have a fourth floor, residences do not have balconies adjacent to living rooms and entrances to each home will not face another interior door. “Working with a feng shui master during the entire process of this project has been an incredible learning experience for us and has provided even further insight into the fen shui principles,” said Eric Benaim, CEO and president of Modern Spaces. The building features solar panels and a glass façade with bay windows and balconies. Some of the amenities include a landscaped rooftop terrace, fitness center with a yoga room, entertainment room, Wi-Fi, doggie spa, bike storage and a parking garage. TF Cornerstone is set to open a new building on the Long Island City waterfront in the spring, located at 46-10 Center Boulevard.
