PRESIDENT’S REPORT:

As I write this
article, the holidays
are once
again upon us.
It is a joyous
time of the
year and a
time for celebrating
with
family and
friends. I hope
that everyone
has a great holiday
season and best wishes
for a Happy & Healthy New
Year.
Financial:
The 4 months ending October
31, 2019 (budgeted versus actual)
showed total revenues of $6,004,084
(33.40%) of the budgeted amount of
$17,975,065 and total expenses of
$5,440,867 (32.05%) of the budgeted
amount of $16,975,670 as reported by
our accountants. The positive variance
is due to timing differences of heating
(winter months), seasonal
maintenance and pool
expenses.
Cement Work:
The cement
replacement work
has been completed
under 21 buildings
and the program
will continue next
spring with three or
four buildings being
selected depending on
their condition etc. By the
end of 2022, the cement work
will have been replaced under all
32 buildings.
Renovations of Lobbies &
Hallways:
The contractors have finished all
buildings with just punch list items
remaining. The feedback from residents
has been very positive.
Seawall:
The seawall repair by B#32 should
be almost completed by the time this
paper is published.
URBN Playground:
URBN Playground has enhanced our
activities as you can see from the past
and present schedule of activities. We
hope that this will entice all members
to utilize the clubhouse and to take
advantage of the many amenities.
Concession:
We are happy to announce the opening
of the Sage Diner by proprietor
Daniele Santodonato, hopefully, by
January 1. Excellent feedback has been
received from the food that Daniele
catered for the Halloween party. We are
looking forward to having a place to
patronize and enjoy once she opens the
café. We are also looking for a marked
improvement in the operations of the
café going forward.
As the year comes to a close, I
would like to take the opportunity
to extend my thanks to all our
very hard working and efficient
staff. I will start by thanking General
Manager Margaret Costello and her
staff (Karen, Susana and Amanda);
the Maintenance Department, led
by Superintendent Piotr Moscicki;
Assistant Superintendents, Anthony
Ferrante and Roman Mach; and all of
their maintenance staff. I would also
like to thank our clubhouse employees
led by Ydania Pacheco (URBN
Playground). The Board of Directors
and I greatly appreciate the devoted
effort by all the staff in order to make
Le Havre the beautiful place that it is.
Once again, I want to wish a happy
holiday season from my family to
yours and thank you as always for your
continued support.

As the year comes to an end, we
reflect on some of the items accomplished
and improvements implemented
over the past year. We greatly appreciate,
as always, the cooperation and
patience of all residents during the
various ongoing projects. I would like
to thank residents for their patience
during the ongoing renovation work
on the hallways and lobbies and, especially,
for their patience during the
extended time it took for the clubhouse
ramp to be manufactured and installed.
As in prior years, the cement replacement
project continued with the cement
being replaced under three buildings,
plus the Management / Maintenance
building walkway. All parking lots
were resealed in an effort to maintain
the integrity of the lots and we
appreciate the cooperation we received
with the movement of vehicles out
of the lots. Three (3) days of tree
pruning took place by Howard Trees
in October with all dangerous trees
being pruned, or a few removed as was
necessary, which should leave us in a
much safer position for any upcoming
severe weather.
Seawall Repair by
Building #32: The only
ongoing project now is
the repair of the sea wall
by ET Kennedy Coastal
Construction contractors.
This work commenced in
early November and is expected
to be completed by early to
mid-December. This was a much-researched
project which encountered a
lot of roadblocks along the way so it
a tremendous relief for the Board and
Management to finally see the end in
sight.
Apartment Insurance:
Please make sure that you have a current
copy of your apartment insurance
on file with the Management Office at
all times, to stay in compliance with
the rules.
Thinking of Refinancing?
If you are planning on refinancing
or taking a home equity loan,
it is important that you contact the
Management Office at (718) 767-7400
for a Refinancing Application. You
must meet the Corporation’s requirements
and get approval on all home
equity loans and mortgage refinancing.
Do not hold up your closing, or lose
your bank commitment, because you
did not complete your paperwork.
STAR Exemption:
All new shareholders
should apply for the STAR
Exemption if this is their primary
residence. The STAR and
Enhanced STAR applications are
available on the State website www.
ny.gov or by speaking with a representative
at (518) 457-2036. Don’t miss
out on this tax relief program simply
because you did not register.
Le Havre Courier Input: As always
we encourage residents to share their
pictures, family events, dining experiences,
recipes, vacations etc., with us,
so please forward your letters to me at

I would like to take this opportunity
to thank the Board of Directors for
their help and guidance throughout
the year. I would also like to take this
opportunity to thank the Management,
Maintenance and Clubhouse employees
for their team effort and full cooperation
on a day-to-day basis. Last but
not least, thank you to all residents for
their patience and understanding which
we greatly appreciate at all times.
