Terrace Floors: The floor of your terrace has a decothane rubberized coating which prevents water penetrating or leaking to the apartment below. This Decothane Membrane System has a limited labor and materials warranty of 20 years. Therefore, on average, we have another 10 years left in our warranties throughout the property. As stated above, this is a limited warranty and does not cover the following: • Failure by the resident to use reasonable care in protecting the membrane system during regular activities. • Damage to the terrace floor by willful or negligent acts or other misuse. • Damage due to chemical conditions, animals, etc, etc. • Repairs made on or through the membrane system other than by an authorized representative. • Damage caused by objects including, without limitation: machines, structures, fixtures etc., placed on the membrane system. Immediately, upon the corporation being made aware of terrace damage, a contractor authorized by the warranty company must conduct an inspection, evaluate the damage and carry out the repair/ repainting of the membrane as needed to bring it in line with the warranty. The cost of this work will be the responsibility of the shareholder. When an apartment is about to be sold and a resale inspection is conducted, it is important that the terrace floor is clean so that a proper evaluation can be conducted by our Maintenance Department. Evaluations cannot be accurately made on stained or dirty terrace floors, so the owner will be responsible to properly clean the terrace floor before an inspection can be conducted. General Terrace Information: • Do not drill into any part of your terrace or puncture the coating in any way, install or mount any brackets within the balcony walls, install any temporary flooring, i.e. carpeting, install any permanent flooring, i.e. tiles or wood. Floor coverings will cause damage to the decothane membrane underneath. • If you are planning to install an enclosure, please contact the Management Office, at (718) 767-7400, for an Alteration Agreement and the necessary specifications before any work is scheduled. • If you wish to install a satellite dish, please contact the Management Office at (718) 767-7400, for an Alteration Agreement before the work is scheduled. • Please note terrace walls or floors cannot be painted by the shareholders. This work can only be done by a contractor authorized by the warranty company. • Please remember that plants may be hung only on the inside of the terrace on supports hung from the railing. Planters must not be placed directly on the terrace wall. Storage bins, containers and other large items placed on terraces must be no higher than the exterior terrace wall. • Hoses should not be hung over the side of the terrace to dispose of water while having carpets shampooed, unless they are away from the building façade, as otherwise staining of the building will occur and void our warranties. • Please be aware there is one warranty for each building, not one for each apartment, so damage to one terrace will void the warranty for all of the apartments in the building. On a different note, I want to send best wishes to Megan Foggia who recently resigned from her part-time position at the Management Office to pursue law school. Megan has been in the employment of Le Havre Owners Corp. for approximately twelve years, first as a lifeguard and the past six years as a part-time employee in our Management Office. We will greatly miss her on many levels, from her great upbeat personality to her ability to get a job done fast. She has always been a loyal and fun employee to work with, and we wish her lots of luck with her studies. Last, but not least, I want to extend my best wishes to Mike DeRosa who recently resigned from his position as Vice President of the Board of Directors of Le Havre Owners Corp. Mike was always extremely helpful and a pleasure to work with and he will be missed around Le Havre. I wish him and Lynn the best of luck in their new home. Enjoy the rest of the summer…
