I hope everybody is enjoying the
mild winter weather and looking
forward to having a nice spring.
Financial:
The 7 months ending January
31, 2019 (budgeted versus
actual) resulted in total revenues
of $10,487,787 (58.35%)
of the budgeted amount of
$17,975,065 and total expenses
of $10,098,783(59.49%) of the
budgeted amount of $16,975,670
as reported by our accountants. The
positive variance is due to timing differences
of heating (winter months), administrative,
seasonal maintenance and pool expenses.
Exterior Signs:
We will be replacing the exterior building signs
come this spring. These new signs will enhance the
property and we will also install solar lights to enable
the signs to be easily visible at nighttime.
Cement Work under the Buildings:
As mentioned previously, we will be resuming the
replacement of cement in the portico areas under the
buildings in June. We hope to complete 3-4 buildings
this year and, to date, we have completed 21 buildings.
Additionally, we have repaved the walkway by the
Management building and also installed a new ramp
by the entryway to the clubhouse.
Elevators:
As previously reported, the upgrade work on the
elevators is tentatively scheduled to commence on
Monday April 6. We will advise further
once we have more information and
a schedule of installation dates. We
have been told by the contractor
(Century Elevator) that elevators
will have downtime of 2-3
days.
MTA Update:
As you are aware, the MTA
wants to revamp the entire
Queens local and express bus
service. With these changes,
our neighborhood will be cut off
from the regular bus service that
we have enjoyed for many years.
The express and local buses will only
operate during rush hour and there will be no
weekend service. We cannot let this MTA redesign go
through and, therefore, various politicians have set up
meetings for our residents to meet with MTA representatives
and let it be known that this reduction in service
is unacceptable.
By the time you read this article, the following
scheduled area meeting will take place on Wednesday,
March 18 at the Greek Orthodox Church, 11-05 150th
Street, Whitestone, from 7:00PM–8:30PM (see flyer
in this issue for details). After that, there will be another
meeting on April 2 at Bay Terrace Garden Jewish
Center, 13-00 209 Street, Bayside, from 7:00PM –
8:30PM; we will be distributing a flyer with the full
details on that venue closer to the time.
I urge everyone to do their utmost to attend these
meetings and have your voices heard, since the changes
will affect our lifestyles, property values and the
ability to utilize public transportation.
