C R Y D E R P O I N T 6DECEMBER A Warm Welcome To our New Neighbors After a slow recovery following the recession, 2015 experienced a strong real estate resurgence throughout New York City, thanks to a combination of low inventory and low mortgage rates. Queens has followed the trend, with some sources reporting co-op prices in our borough up a good 15% from 2014. These factors have resulted in a banner year for Cryder Point, which has welcomed over 20 new shareholders to our community in 2015, the highest number of new owners in a twelve-month period in at least five years. This is especially noteworthy given what the property has looked like lately (see sidebar). 6 cryder point courier | DECember 2015 | WWW.QNS.COM As we gather together to celebrate the holidays and look forward to 2016, it seemed appropriate to reach out to our new neighbors and find out how they feel about their new home here at Cryder. Please join me in welcoming all of our new residents, and thanks to those who took the time to let us get to know them a little bit better. – Jill Davis Denise and Mootaz Abdel-Dayem As many of us know, people often learn of Cryder Point from a relative, as was the case for Denise and her husband, Mootaz. Denise explains, “My Uncle lived here over 20 years ago so I knew of Cryder Point through him.” Denise and Mootaz are among our newest residents, having moved in at the beginning of November. Despite their short time here, they are already settling in comfortably. “We love the residential feel of Beechhurst and the friendliness of the people here,” Denise said. She added, “We have a dog and we are so happy that Cryder Point is dog friendly.” John Murphy Word-of-mouth again! John heard about LeHavre first “at the NY Sports Club from folks in spinning class” and was immediately interested in this area. “I went to see La Havre and loved it, but was not ready to move.    Then Paul Gellert showed us John and his girlfriend, Gladys Cryder Point and we fell in love.” John moved in just about two months ago and he is “loving it here. Place is like a resort. All staff are great.”  John is happily retired after having not one, but two careers. He was an account manager in advertising for 35 years, followed by a 10-year stint as an elementary school teacher at St Joseph in the Bronx. Now that he has some spare time, John enjoys “travel, exercise (gym and cycling), movies, reading and my loving relationship with Gladys.” Zilma and Douglas Stone As an associate real estate broker with NY Superior Realty in Maspeth, Zilma has her ear to the ground when it comes to properties, and that’s how she learned about Cryder Point. She and her husband Douglas moved here in July and are having a great time. “We love the quiet, the view, the location...we just love everything about Cryder.” Douglas works at GoodMart, a lighting distributor in Manhattan. When not working, “We are very active at our church, Open Door Bible Baptist.” Heather Schmitt (Camera Shy) Heather grew up in Whitestone, so Cryder Point is pretty much her home turf, and her feeling comfortable in the area was reinforced when she talked to some locals. “After speaking to a few residents of Le Havre and Cryder,” Heather said, “I decided th at this would be a wonderful community to raise my daughter, Emma.” Heather and her daughter moved here in May and, as Heather explains, “Over the past few months Emma and I have grown to appreciate the sense of community and the staff. During the summer months we enjoyed the pool and got to know some of our new neighbors. We quickly became acquainted with the staff in the 21 building and it is always nice to see a smiling face when we walk in.”   Despite all of the ongoing work around the property, Heather’s been able to see beyond it. “Although the grounds have been under construction since we moved in, the view is beautiful and I can see that majority of the residents care about where we live and contribute to beautifying the property.” Heather is full-time single parent with a full-time career in Human Resources at Citigroup.  Emma’s in third grade and “enjoys meeting new friends around Cryder – whether it is children her age or adults; she is always up for a good conversation.”  She added, “Our days are busy with school, work, dance and gymnastics. On the weekends, we spend a lot of time running in and out, still picking up accents and necessities for our new home.” And recently there was a new addition to the family. Heather explained, “Just a few weeks ago Emma got a puppy for her birthday. ‘Jack’ has kept us busy running around and is the exact definition of a puppy curious about his new surroundings and family.”
