4 C R Y D E R P O I N T DECEMBER Message from the ANNOUNCEMENTS & Board President First, as previously announced, the Board formally approved the operating budget for 2016, and there will be no increase in maintenance or parking/storage fees. On a related note, a shareholders’ meeting is scheduled for Thursday, January 28th to answer any questions residents may have. Second, the last cement pour for the 01 balconies is complete! At press time, some railings still need to be installed, but the heavy-duty work is done. As with any major project, there is a “punch list” of items for the contractor to correct before the job is signed off on; be assured that all details will be attended to. Budgets and balconies aside, 2015 was memorable for record-breaking sales at Cryder Point and the many new shareholders that joined our community. I hope you enjoy reading about some of our new neighbors in this month’s issue. Speaking of neighbors, mark your calendars for the Annual Cryder Point New Year’s Brunch on January 3rd. On behalf of the Board, I hope to see many new and familiar faces there to ring in the New Year. One fi nal note: I’d like to take this opportunity to thank our terrifi c Cryder Point staff for their dedicated work throughout the year. Hats off to Bill Newell, Stacey Pankavich and all of the concierges and maintenance staff who keep this place running every day. We’re extremely fortunate to have such a great team…thank you one and all. SHOPPING CARTS: Carts are provided in lobbies as a convenience to transfer packages to and from apartments. Residents are kindly reminded to return them to the lobby promptly after use. If you need assistance, please contact your concierge. APARTMENT RENOVATIONS AND BALCONY ENCLOSURES: Shareholders are required to contact Management prior to initiating any renovations/improvements, including but not limited to the installation of splitsystem air conditioning, kitchen or bathroom remodeling, installation of balcony screens, etc. Please contact the Office with any questions. MANAGEMENT OFFICE SERVICES: To protect your privacy and maximize Management Office resources, no personal business services (copying, faxing, printing, etc.) are permitted in the Management Office. Only Cryder Point business is to be handled. Thank you for your cooperation. INSURANCE CERTIFICATES: All residents are required to maintain homeowners’ insurance. Residents who have not submitted a current copy of their Declarations Page were recently sent a reminder to do so; please provide your copy as soon as possible. If you have not already done so, please complete and return the form as soon as possible. PLAYGROUND: The playground remains closed until further notice. APARTMENT PROBLEMS: If you have a problem in your apartment such as heat, plumbing, etc., please contact your Concierge. He/she will notify the Office to provide assistance as soon as possible. DOG OWNERS: Register your dog! Your dog must wear a CPOC issued medallion anywhere on CPOC property. Dogs observed without a medallion will be assumed not to be registered and owners will be subject to a $250 fine. See Stacey in the office to register. DOG WALKING: House Rules expressly prohibit walking dogs anywhere on the property to relieve themselves; failure to comply will result in a warning and/or $250 fine. Please keep your dog on a short leash to prevent them from wandering onto the grass of CPOC property.
