is set to rise at 144-74 Northern Blvd.,
and it will include 100 apartments and
four retail stores. According to a report
from New York YIMBY, the largest of the
retail spaces will be fi lled by H Mart — a
Korean supermarket chain — and another
space will be fi lled by Burger King.
A Burger King had been demolished to
make way for the new building.
Th e new development will include an
underground parking garage with 139
spaces and an additional parking lot with
33 spaces, DOB records show. Th e basement
will have a storage room for 30 bicycles
along with retail storage rooms and
building utilities.
Alongside the retail stores on the fi rst
fl oor, there will also be a lobby for a community
facility, a residential lobby, mail
room and package room. In addition, the
second fl oor will include space for the
community facility as well as an indoor/
outdoor tenant recreation space, records
show.
Th e rest of the building is fi lled with
apartments as records show the third
through sixth fl oors will each have 21
units and the seventh fl oor will have 16
units. On the roof, there will be approximately
9,000 square feet for a tenant recreation
area as well.
Th e building’s structure, seen in a rendering
obtained by New York YIMBY,
will feature a light-colored brick exterior
with plenty of large windows and glass
facades on the ground-fl oor commercial
space. Th e architect for the project, Ismael
Leyva Architects, has designed dozens of
high-end buildings throughout the city.
