The site, located at 1677 George St., is in an M1-4D manufacturing zone, with an R5B residential district across the street. The current zoning regulation requires that the lot maintain a 20-foot front yard space to act as a buffer between any manufacturing buildings and the residential zoning area. The variance that the owner, George Acquisition LLC, is seeking would waive the required 20-foot front yard restriction and allow the proposed building — a two-story, five-unit building, including space for three artist studios, one commercial unit and one residential unit — to build up to the front lot line. “The Land Use Committee met with the applicants and we basically had no objection to them building what they’d like to build,” said Walter Sanchez, chair of the Land Use Committee. “They’d like to come out to the lot line, which really is in character with the buildings around them so we really see no objection.” Six-unit residential building going for $2.65M in Ridgewood by ANTHONY GIUDICE agiudice@ridgewoodtimes.com @A_GiudiceReport A prime, three-story, six-unit residential building in Ridgewood is up for sale for $2.65 million, according to DY Realty Services. The 4,725-square-foot building located at 504 Seneca Ave. was fully gut renovated in 2011 and has six railroad units with two bedrooms and one bath per unit and sits on a 2,500-squarefoot lot. All units have a preferential year-to-year lease already in place, with a $22,000 per year upside and the possibility to deliver the ground floor vacant. It is located near many of Ridgewood’s transportation options including the Q39, Q55, Q58, B20, B13 and B38 buses, as well as the L and M train station. Forest Hills firebug cuffed, not connected to home arson pattern: NYPD BY SUZANNE MONTEVERDI editorial@ridgewoodtimes.com @RidgewoodTimes A man charged with setting rubbish fires in Forest Hills on the night of Dec. 9 is not suspected in a separate pattern of arson fires at residential sites around the area, according to police. Samer Shuaib, a 36-year-old Forest Hills resident, has been apprehended after lighting trash fires between 11:49 p.m. and midnight at three locations on Austin Street. There were no injuries reported in any of the incidents, authorities said. Shuaib was charged with three counts of criminal mischief in the second degree, three counts of arson in the fourth degree, and three counts of reckless endangerment in the second degree. Police said they are currently unsure of a motive; however, the crimes do not appear to be connected to the recent string of fires at residential construction sites in Forest Hills. The individual was last spotted on surveillance video pulling a handgun out of his sock. Anyone with information is asked to call Crime Stoppers at 800-577-TIPS (8477), or submit tips via the Crime Stoppers website or a text message sent to 274637 (CRIMES), then enter TIP577.
