Located at 45-35 11th St., the 76 four-story homes will be the fi rst large townhouse development in Long Island City in half a century, according to YIMBY. GDC Co-Chairman Adam Ginsburg told YIMBY that the development would attract families who want convenient access to their jobs in Manhattan and Brooklyn but are still looking to rent. “Our approach is to appeal to a pretty targeted niche of young families who want to take advantage of easy access to employment centers in Manhattan and Brooklyn,” Ginsburg said. “People who have a couple of kids and need three bedrooms have few options, especially if they’re renters, within reasonable striking distance of Manhattan.” Each home will range from 1,900 to 2,300 square feet and will be rented for about $7,000 each. Townhouses on the fi rst fl oor will feature basements with a half bath and private backyards. Duplexes on the second fl oor will off er an additional penthouse level with a wet bar and refrigerator and a private roof deck. In addition to close access to the recently renovated John F. Murray Playground, Ginsburg said proximity to “solid city schools” and a number of train lines make the location desirable for families. The complex will also include a gated internal courtyard. The 500,000-square-foot property was purchased for $37 million in 2014 and construction started last fall. It is slated to be completed by the end of 2017.
