Rockrose Development Corporation has started leasing nearly 780 studio, one-bedroom and two-bedroom units at Th e Hayden, a 50-story tower located at 43-25 Hunter St. that was to have been the tallest structure in LIC. According to Curbed, the building has since been eclipsed by the 66-story Court Square City View Tower now in development. Studio apartments at The Hayden start at $2,465 a month, while a two-bedroom unit will cost you up to $4,695 a month. About 20 percent of the units have been reserved as aff ordable housing, and a lottery was held for those units last November. Rents for the aff ordable apartments range from $913 for a studio to $1,183 for a two-bedroom dwelling. Persons and families with incomes ranging from $32,654 to as much as $54,300 were eligible for the lottery. Regardless of what their rent is, tenants at Th e Hayden will be getting plenty of bang for their buck. Each apartment has washer and-dryer units and fl oor-toceiling windows, according to Curbed. Cheung Kiu, an Elmhurst-based developer, fi led plans to construct a 47-unit, four-story condominium at 31-19 56th St., the Real Deal fi rst reported. According to city documents, the building would also include retail space and community facility space. Th e ground fl oor retail space would span 18,711 square feet. The building would also include a 5,662-square-foot daycare facility for 2- to 6-yearolds and a 68-space parking garage. Th e architects responsible for the design, Queens-based Angelo Ng and Anthony Ng Studio Architects, listed a supermarket, laundromat and beauty parlor as uses for the retail portion of the building on their website. In 2016, the average sales price of a home in Queens rose to $535,000 — a 7 percent increase as compared to the fourth quarter of 2015. Also in 2016, there were 42 deals over $20 million in Queens compared to fi ve in 2011, according to Ariel Property Advisors.
