D E C E M B E R PRESIDENT’S REPORT:

As I write this article, the
holidays are once again upon
us. It is a joyous time of the
year and normally it would be a
time for celebrating with family
and friends. Unfortunately,
this year, due to the uptick
in the Covid 19 virus, I am
hoping that everybody follows
the CDC guidelines and
please, I am urging everyone
to make sure that they wear
their masks in the common
areas and outside around the
property. Otherwise, I hope
that, as best as possible, you
can enjoy the holiday season
and best wishes for a Happy
and Healthy New Year. I hope
that everyone is staying safe.
Financial
The 4 months ending
October 31st, 2021 (budgeted
versus actual) showed
total revenues of $5,943,189.
(30.86%) of the budgeted
amount of $19,259,970 and
total expenses of $5,557,656
(28.85%) of the budgeted
amount of $19,259,970, as
reported by our accountants.
The positive variance is due
to the overall seasonality of
expenses.
Cement Work
The cement replacement
work has been completed
under 28 buildings. The program
will continue next spring
with the final four buildings
being completed. By the end
of 2022, the cement work will
have been completed under all
32 buildings.
Clubhouse
Management
I would like to inform
everyone that we are welcoming
back Elite Amenity
Management to manage the
full operations of Le Club. I
would like to extend a warm
welcome to their manager,
Italia Parks. In addition, the
former manager Nick Santo
will be overseeing the initial
start-up of the operations.
Clubhouse Activities
During the holiday season
we have several activities
planned for the enjoyment
of the young and old. Please
be aware that you must show
proof of vaccinations to enter
the clubhouse and mask wearing
is also required. All of
these programs will require
advanced reservations due to
the limited amount of attendance
allowed at the clubhouse.
The following is a list of
the upcoming activities for
December:
• On December 11, we are
having a special Christmas
tree lighting event which

includes lighting of the tree in
the front of the Management
Office, with hot chocolate and
cookie treats.
• December 12th is our
Annual Toys for Tots event
from 12:00PM – 2:00PM.
• New Year’s Eve Party from
8:00PM – 1:00AM. The party
is limited to 50 attendees and
no guests are allowed.
Once again, reservations are
a must for any of these events.
As the year comes to a
close, I would like to take
this opportunity to extend my
thanks to all our very hard
working and efficient staff.
I will start by thanking our
General Manager, Margaret
Costello, her Management
staff (Karen, Susana and
Mona); all Maintenance
Department employees led by
Superintendent Piotr Moscicki
and Assistant Superintendent
William Porras; and, last but
not least, our Security employees.
The Board of Directors
and I greatly appreciate the
devoted effort by all the staff
in order to make Le Havre the
beautiful place that it is.
I would also like to extend
our thanks to Jill Davis, editor
of the Le Havre Courier who
does an excellent job in publishing
our monthly newsletter.

As we look back on another
year, we are happy to report
that all business got conducted
and projects accomplished in
a timely manner, despite any
Covid restrictions or hardships.
Cement Replacement Project:
The ongoing cement project continued
this past year with five buildings
being completed, leaving just 4 remaining
buildings to be completed in 2022.
Landscaping: The landscaping beautification
program continued during the year. Additional
plantings were done around every building
which greatly enhances the appearance of the
property.
Management locked in the gas supply usage
for our heating needs at an excellent rate of
$0.4490, per therm, for the period July 1,
2021- June 30, 2023. This price is way below
the current price of gas and keeps our heating
expenses at a fixed low rate, allowing us to
budget more efficiently.
Benchmarking: We complied with the City of
NY Energy Reporting (Benchmarking)/ Local
Law 84 law guidelines, which is going to be a
yearly requirement going forward.
Local Law 152 – Gas Line Inspections:
This law was signed into effect in 2016 as
part of a gas safety package. The Dept. of
Buildings requires all NYC buildings to
undergo a gas line inspection by a Master
Plumber every four years and their findings
must be submitted to the Dept.
of Buildings. Compliance schedules
are comprised based on the
Community District that the
property is located in. Since Le
Havre is located in District 7,
this was our first year to have
the tests conducted. I am happy
to report that everything was filed
successfully.
Local Law 11: Building #32 has had
engineering inspections conducted on the
building exterior and more inspections will
follow, as part of the requirements for Local
Law 11 filings. This is another NYC law that
we must comply with every 5 years. Building
#32 is the only building that needs compliance
by February of 2022, since the compliance
schedules are based on the block and lot that the
property is located in.
I would like to take this opportunity to thank
the Board of Directors for their help and guidance
throughout the year. I would also like to
thank the Management, Maintenance, Security
and Clubhouse employees for their team effort
and full cooperation on a day-to-day basis.
I also want to thank all residents for their
patience and understanding, which is greatly
appreciated at all times.
Last, but not least, I would like to welcome
back Elite Amenity Management as the new Le
Club management team.

Hanukkah
Celebration!

On Sunday evening, November
28, Le Havre hosted a wonderful
Hanukkah event in the clubhouse
which was a resounding success. It
was attended by more than fifty adults
and children.
The latkes and jelly donuts were in abundance and
enjoyed by all. There was interaction with the children and
the story of Hanukkah was explained to them, letting them
know why the menorah is lit for eight days.
The event was culminated with the lighting of the big
menorah in front of the Management Office. Everyone left
with a smile on their face and feedback says this was a
resounding success.
The event was successfully organized by Arlene and
Stanley Greenberg.

The Le Havre Board of Directors and management
would like to welcome new shareholders to the community.
Below are our most recent new residents. We hope
that all of you settle in comfortably, get to know your
