PRESIDENT’S REPORT: BY STANLEY R. GREENBERG, CPA GAS CONVERSION: I am pleased to inform everyone we have successfully connected the gas lines to thirteen buildings and the boilers are now operating on gas. These buildings were part of Phase 1 and are located on 162nd Street and Powells Cove Blvd. Based on estimations provided to us by representatives of Con Edison we are hoping that, by the end of the year, we will have at least an additional ten to twelve buildings on natural gas. Once again, just to reiterate, this whole conversion project has gone extremely smoothly and effi ciently and we were able to contain our costs within the guidelines of the contracts with Effi cient Combustion. FINANCIAL: The 4 months through October 31, 2013 (budgeted versus actual) showed revenues $5,388,708 (33.87%) of the budgeted amount and total expenses $4,424,487 (29.18%) of the budgeted amount as reported by our accountants. At this time I would like to thank our entire Board of Directors for their dedicated work throughout the year. In particular, I would like to thank Steve Young for his overall day to day involvement in many issues that we have encountered throughout the year. I would also like to thank Mike DeRosa for lending his expertise and input towards the gas conversion project and Ray Bergen for the amount of time he spends monitoring expenditure and bill payments throughout the year. I would like to thank our Management Offi ce personnel starting with Margaret, General Manager and her staff Theresa, Karen and Megan. Also I would like to thank our superintendents, Piotr & Charlie, Assistant Superintendents, Anthony and Roman; Dispatchers Danielle and Pete and the entire maintenance staff. In addition, I would like to thank our new clubhouse manager, Antoinette, and her staff, Vivian, June and Marie. It was my pleasure to have worked with all of our directors and personnel this past year. Because of their dedication to Le Havre they have made my job, as President, easier which keeps the quality of Le Havre at an outstanding level.
