GREENBERG, CPA The annual meeting of Le Havre Owners Corp., took place on October 22nd at PS193 in Whitestone. As I probably indicated last year, I am very disappointed at the poor turnout of shareholders at this meeting. I will emphasize again that it is the responsibility of all shareholders to take part in all voting matters of the co-op and to participate at the annual meeting. Your apartment is probably one of the major investments that you may have and it is up to you to ensure that the people running the co-op are representing your interests. During the meeting I gave a run down on the projects that we have been undertaking in recent times. They are as follows: The co-op converted to dual fuel in 2014 which means we will use firm gas for the next five years and, thereafter, we can decide if we want to use gas or oil depending on the best value. During the first five years we can switch to oil at any time should we have a problem with the gas service. Our savings in fuel costs have been approximately 30 to 35 percent. Efficient LED lighting: Commencing in November we will convert our common area lighting to efficient LED fixtures. This includes hallway, stairwell, lobby, laundry rooms, boiler rooms, storage rooms, exterior and flood lighting. This should cut our electric bills substantially. Also, Con Edison will provide a 50% rebate of the cost of this project. L E H A V R E N E W S 3 N O V E M B E RBoiler sensor notification: We will be installing wireless sensors on each boiler. The purpose of these sensors is to give notification via text message or e-mail to the boiler crew that a boiler has either shut down or the water temperature has been reduced. This, hopefully, will give early warning to the boiler crew that a boiler has gone down. Therefore, they will be able to correct the issue before any noticeable loss of heat and/or hot water. Cement Work: We are very pleased with the way the cement replacement program is progressing. This past year we have completed B#21, B#22 and B#4. We would like to complete three to four buildings in 2016. Financial: The third month ending September 30th (budgeted versus actual) showed revenues of $4,035,392 (24.74% of the budgeted amount of $16,310,670) and total expenses of $3,563,365 (22.90% the budgeted amount of $15,561,124) as reported by our accountants.
