As I indicated last year, it is very disappointing to see such a poor turnout of shareholders at this important event. Due to the fact that we did not achieve a quorum, the 2014 Board of Directors election is deemed null and void and the current Board of Directors stays in place. I cannot emphasize enough that it is the responsibility of each shareholder to take part in voting and other business matters of the co-op and to participate at the annual meeting. Your apartment is probably one of your most important investments and it is up to you to ensure that the people running your co-op are representing your interests. During the meeting I gave a run down on the projects that we have been undertaking recently and projects that we will be doing in the future. They are as follows: Gas Conversion: The co-op converted to dual fuel which means we will use firm gas for the next five years and, thereafter, we can decide if we want to use gas or oil depending on the best value. During the first five years we can switch to oil at any time should we have a problem with the gas service. Lobby Door Replacement Project: We replaced six lobby doors this year based on need. Each year we will do additional buildings until all buildings have had their doors replaced. Cement Replacement Program: We have completed the cement work under four buildings this year which entailed installing pavers on the entry way and building bricks around the center pole. We are also improving the grading and drainage under the buildings so as to eliminate puddles forming under the buildings. We are also replacing walls as needed. We hope to do six more buildings next year and so on until all buildings have been done. Laundry Machines: We replaced all of the washers and dryers with new state of the art machines. The washers and dryers have bases installed underneath them to make the loading and unloading of laundry an easier process. Lobby Interiors: We have commenced a program to refurbish the lobby area in each building. Building #22 has been completed and our maintenance men are currently working on B#1. They are replacing the grout and broken tiles and thoroughly cleaning the entire area. Inventory / Purchases of Material: As another means of cutting back on costs, we have started to purchase many of our supplies online which has resulted in significant savings to the co-op.
