PRESIDENT’S REPORT: BY STANLEY R. GREENBERG, CPA I would like to take this opportunity, before our annual meeting, to review some of the accomplishments of the past year. First I would like to discuss the aftermath of super storm sandy whereby much debris accumulated behind B#31 and Pool #2 area. In that respect we were so fortunate to have FEMA enlist the Army Corps of Engineers to do a massive clean up of that area without which the cost of approximately $40,000 would be borne by the co-op. The Army Corps did a fantastic job in cleaning the entire area. To my knowledge we were the only coop development to receive such aid from FEMA. Thanks go out to Margaret Costello who spent many hours pursuing the Office of Emergency Management in order to obtain these positive results. Because of this everybody was able to enjoy the pool this summer with fantastic views of the bridge and the water. Intercom Project: The next project undertaken by us was the installation of new intercom panels by the entry way to the buildings. Everyone agrees that this has not only greatly enhanced the look of the outside of the buildings, but has also improved the operation of the intercom system. Security Cameras: The next project was the installation of cameras by the entry way to the buildings focusing away from the building and also into the building and, in some cases, there have been additional cameras installed where vandalism has taken place. Gas Conversion Project: The largest project undertaken this past year has been the gas conversion project. As I write this article we are in the midst of the project and, as far as our part is concerned, we are replacing the burners with dual fuel burners which will enable us to burn natural gas and oil. As far as going live with gas, this will be up to Con Ed who needs to complete the installation of the gas mains in the street and the installation of gas meters serving our boilers. I am pleased to report that the project has been running exceptionally smooth with everything going according to schedule. It is our hope that by the end of 2013 all of our boilers will be running on gas. This work, as reported previously, will be a tremendous savings to Le Havre. As many are aware, oil prices have skyrocketed in the last six months whereby the price of oil per barrel has now hovered at $105 - $110 per barrel which equates to approximately $3.25 per gallon for #2 oil, as opposed to last year when we were paying $2.83 per gallon. Based on projections we should be looking to save 30 – 40% annually once we start burning natural gas. Initially the savings will go towards paying off the cost of the project. After that the savings will be a reduction in the fuel budget. As far as the future is concerned, the first project we are looking into is the replacement of the concrete under each building. We will add pavers to the front entrance ways and around the poles in front of the building and also replace all of the damaged cement. We will try to grade the new concrete and add drains to prevent water from pooling under the buildings. The second project will be the resurfacing of the black top in our parking lots in order to preserve the paving and prevent it from cracking.
