Those are getting extra reinforcements.” With 32 buildings to be done, time and budget constraints mean that this is a long-term project. Cement work is very sensitive to the weather—it can be neither too hot nor too cold to pour, not to mention rain delays—so the contractor can only work from June through October. To manage expenses, approximately three to four buildings are slated to be completed per year. “By the end of 2016, eleven buildings will be complete,” Stanley reported. The superior drainage and tremendously enhanced aesthetics are certainly worth waiting for. Additional Projects • By press time, all of the parking lots will have been resealed and restriped. This is done every two-three years in all 20 lots (approximately 965 parking spaces). It is necessary, Stanley said, “because of all the salt, snow and ice each winter, and we need to maintain the integrity of the lots.” • An energy and cost saving program promoted by Con Ed allowed Le Havre to replace all of the lighting throughout the property with LED lights. These replacements encompass every light—interior, exterior, “every bulb everywhere,” Stanley said. Fifty percent of the cost was rebated by Con Ed, and it is estimated that the coop will see approximately 20%-30% in cost savings because of this upgrade. • Plans are in the works to renovate the lobbies and hallways of each building. “The plan is in the early stages,” Stanley said, “but we have hired an interior designer to develop a plan.” This will be another major project for the property as it will encompass all 32 lobbies and 256 hallways. Plans are expected to be finalized by the end of this year. New drainage throughout the property will be a tremendous improvement. Picture of an existing pillar before renovation.
