GREENBERG, CPA Now that both pools are open I have been receiving positive feedback from residents who are really enjoying the amenities. Many people have come to me and stated how happy they are to be able to come to the pool without driving. They feel it is like being in their own private country club. As you may have noticed, the concrete work under B#29 has already commenced and, as mentioned in past articles, we will be also be doing B#16, B#17 and B#3 this year. B#3 will be done last for this season because of some drainage problems that we need to address before the cement work can be done. You can rest assured that B#3 will have the concrete replaced by the end of the season. We resealed and restriped the parking lots in a swift manner and with very little inconvenience to residents. Financial: The 11 months ending May 31, 2016 (budgeted versus actual) showed revenues of $14,945,066 (91.63%) of the budgeted amount of $16,310,670 and total expenses of $13,765,418 (88.46%) of the budgeted amount of $15,561,124 as reported by our accountants. With regards to the hallway renovation project, the board and management are still conducting extensive research on this project. This is necessary to ensure that the work will be properly done and that we get the right décor. I am happy to report that I am seeing a lot of resales in recent times and I would like to welcome the residents that have moved here in recent times. From my feedback in doing the interviews, our new residents have told me that they chose Le Havre, over all other places they had seen, because there is nothing to compare with this area or with the amenities that Le Havre offers. No wonder we are called the Hidden Gem! I hope everybody had a happy 4th July holiday and that everyone is enjoying the great summer weather that we have had so far. Helpful Water Hints (from Le Havre on the Water): The plumbing pipes that supply water, drain waste and supply heat to your building require ongoing maintenance and repair. The following suggestions will help to reduce water and curtail problems in advance: If you have a single sink in your bathroom, please check the water supply to the “abandoned” sink. If the caps to this supply line corrode, serious flooding can occur in your apartment and to your neighbor’s below. The Maintenance Department will inspect and evaluate these caps at no cost. However, if the caps need to be replaced, there will be a charge to the shareholder. If you think there might be a problem, please call the Maintenance Department in order to prevent a much bigger problem down the line. Leaking kitchen, bathroom and shower faucets should be reported to the Maintenance Department immediately as water from leaky faucets not only sends money down the drain but can result in a leak to the apartment below. Disposable wipes should never be flushed down the toilet drain (even if they are supposed to be disposable). The plumbing in your building is old and cannot handle these types of products. Wipes that get stuck in the drains cause major blockages / backups and sometimes result in very costly repairs. Fill out and maintain your emergency contact information in the Management Office. If possible, speak to your neighbors about sharing keys to your apartment in case of an emergency. Often, quick access to your apartment will be the difference between a minor leak and a flood. The Maintenance Department will check the emergency contact information on file and then check with your neighbors for access in an emergency. If you are performing an alteration to the plumbing in your apartment, the Maintenance Department must perform an inspection at “rough in” before the walls are closed. The Maintenance Department will also perform an inspection to the plumbing pipes so that any necessary repairs can be completed before the walls are closed. The superintendent should always meet with your contractor prior to the start of your alteration project to discuss guidelines and avoid any unnecessary delays to your alteration. Make sure that you have a current Homeowners’ Insurance Policy in place. Homeowners’ Insurance will not only protect you in the event of damage due to a plumbing leak in your apartment, but it will also cover the cost of any damage caused to a neighbor’s apartment from your leak. Even though this is the season where residents concentrate on the outdoors, Management would also like everyone to be observant of the “indoors” by following the above guidelines. This will not only help to prevent water waste and keep costs to a minimum, but it will also enable our Maintenance employees to maintain the property better and reduce disruption to apartments from leaks/repairs etc. I hope you all have a safe and wonderful summer The Welcome Wagon The Le Havre Board of Directors and Management would like to welcome new shareholders to the community.
