Now that the Holidays are over, I
hope everyone had a joyous holiday
season and again I would like to wish
everyone a Happy & Healthy New
Year.
Financial: The 6 months ending

$8,676,391 (49.51%) of the budgeted
amount of $17,524,297 and total
expenses of $8,054,001 (48.37%) of
the budgeted amount of $16,649,827 as
reported by our accountants. The positive
variances were due to lower costs
of utilities and the time differences of
payroll and payroll related costs and
seasonal expenses.
Lobby & Hallway Upgrade: The
hallway and lobby projects are continuing.
I am sure everyone is pleased
to finally see the lobby mirrors and,
from the feedback I have received,
everybody is very pleased with the
way the mirrors add to the décor of
the lobby.
The installation of the wallpaper is
going forward and by the time you
read this article, we should have B#25
and B#26 completed. The carpeting
installation process is progressing
well and we are
now working past B#20 and
the installers will be commencing
B#21 – B#24 in the
near future. Work on the carpet
base is now commencing and they will
be working through the buildings at a
steady pace.
As you may be aware, the apartment
signage has been installed wherever
wallpaper has been completed.
Installation of hallway signage will be
occurring in the near future. The apartment
door peepholes will be worked
on after the above items have been
taken care of. As far as
the entire project is concerned,
we are expecting
to complete the entire
project sometime during the
Spring.
We are looking into replacing the
exterior building signs once we get the
interior work finished.
Cement Work under the
Buildings:As you are aware, this project
stops during the winter months and
will be resuming in June.
Once again, I would like to thank
everybody as always for their continued
support.

Thinking of Refinancing?
If you are planning on refinancing
or taking a home equity
loan, it is important that you contact
the Management Office at
(718) 767-7400 for a Refinancing
Application. You must meet the
Corporation’s requirements and
get approval on all home equity
loans and mortgage refinancing.
Do not hold up your closing,
or lose your bank commitment,
because you did not complete
your paperwork.
Thinking of Changing Your
Stock Certificate?
From time to time we have residents
inquiring about this option.
It is important that you speak with
your attorney and your accountant
before you make any decision
on this matter. There are both
legal and financial considerations
that must be addressed before
you make any changes.
Every case is individual
and unique.
Only professionals
can advise you as to
the proper course of
action.
STAR Exemption:
All new shareholders should
apply for the STAR Exemption if
this is their primary residence.
The STAR and Enhanced STAR
applications are available on the
State website www.ny.gov or by
speaking with a representative at
(518) 457-2036. Don’t miss out
on this tax relief program simply
because you did not register.
Renovations:
Completed Alteration
Agreements, with appropriate
licenses and insurance certificates,
must be submitted to
the Management Office and
approved prior to any work being
commenced. The Alteration
Agreement has been updated
recently, so make sure you
have the updated version.
Apartment Insurance:
It is very important
that the Management
Office has a current copy
of your insurance on file.
Fines will be added to those
accounts not in compliance with
this very important rule.
Phone Messaging Service:
If you have not already signed
up for telephone notifications, you
may miss out on important emergency
notifications. Please contact
the Management Office if you
have not already done so.
Emergency Access:
If you are going on vacation
or leaving your apartment for an
extended period of time, please
have a neighbor or friend check
on your apartment. Also, we ask
that you contact the Management
Office with your emergency contact
information.
