C R Y D E R P O I N T NOVEMBER 14 The Seawall Project: Beach Access & Parking Update Here it is November and we’re still talking about the project. The pool area is done, and so are the promenade and pier. These are major milestones, but we know lots of folks are frustrated, particularly about the temporary parking lot. The bottom line is that getting the project completely done hinges on the contractor finishing everything and removing all of his equipment off the property. This sounds straightforward, but as often happens with a project of this magnitude, we have hit unexpected bumps in the road. Specifically: As many residents of the 41 Building know, there has been flooding in the garage. Regular inspections didn’t identify the source of the problem, and it became especially concerning when a relatively mild rainfall in October resulted in water accumulation. A large pipe located at the north side of the 41 parking lot was suspected. Cameras were lowered to see what was going on, and extensive blockage was located that prevented the water to flow through and properly drain. The first attempt to get to the point of blockage was unsuccessful because the location of the pipe is much deeper than expected (more than 12 feet down), and as a result, the contractor has had to come back with a different crew to shore up the hole and dig further to see the extent of the problem and determine the cause. As of this writing, we don’t know what will be discovered or how long it will take to repair, but it could be late November before it is rectified. We will keep you updated. The good news is that our contractor has pledged to resolve this problem regardless of the cause and Cryder Point will not incur any charges for repair. At the same time, as previously reported, we have been in ongoing discussions with the contractor and engineer to arrive at a sensible solution for stairs going down to the beach--sensible meaning safe and within acceptable costs. Both of these issues have finally been resolved. While we’re hopeful that the stair construction can begin while the pipe problem is also being taken care of, there may be some delay in getting the stairs started since the location of the pipe might interfere with getting equipment ready and in place to begin the stairs. 14 cryder point courier | NOVEMBER 2016 | WWW.QNS.COM Obviously we will still have the contractor’s equipment on the property while all of this is going on. As winter is approaching, we spoke to the gardener to get his advice regarding the temporary lot. He did say that mild weather can allow seeding to be done even into December, but he warned us that it’s risky. It’s particularly iffy since the restoration to green space involves not only ripping out the lot but also requires electrical work for lights and redoing sprinklers, which can’t be done if the ground is hard, not to mention the reinstallation of the paver pathway between the 21 and 41 buildings. That’s a long way of saying that the gardener has advised us to wait through the winter before beginning restoration and that we should plan on beginning work in April, when we can be confident that the ground will be thawed and ready to be worked on. We want to assure everyone that the Board is unanimously committed to an absolute hard date on evacuation of the temporary lot as of March 31 and for restoration to begin April 1 (let’s make that April 2 so that nobody can say “April Fool’s”). So, what do we do in the meantime? Parking spots will be available for residents to rent from November 15 through March 31. There are approximately 25 spaces available which will be rented on a first-come/first-served basis. These can be rented for second cars with the provision that if deemed necessary by Management, you will have to surrender your second spot for someone who needs a first spot. In addition, all residents must be in their permanent spots by March 31, and all residents assigned a temporary spot for their first and/or second cars must be off the property no later than March 31.
