Message from the Board President
As previously announced, we achieved a quorum at this year’s
Board of Directors’ election which was held on June 21. A total
of 54% of CPOC shares were submitted which provided for an
official election. The election was uncontested, and there are
no changes to the current Board. Thank you to all who came
to the meeting or submitted your proxy.
It’s also time to announce that the Quality of Life Committee
has been renamed: it’s now Cryder Point Community Affairs
(CPCA for short). It’s a timely change that better reflects
the diverse initiatives of the committee; please read about how
the new name came about in this issue.
And if you haven’t already done so, please sign up for this
season’s Adult Pool Party, which is set for Saturday, July 14. It’s the Big Event of
the summer, and the CPCA has been working closely with our pool management
company, Elite, to make this year’s party better than ever. If you attended last year,
you know what a great time everyone had, and if you didn’t go last year, now’s your
chance! Be sure to read the flyer for details and sign up at your concierge’s desk.
Most of you are aware that NYC has revamped building codes and is requiring
extensive elevator upgrades throughout the City. At this time, it’s a two-phased
project, which makes the execution and timing challenging. Members of the
CPOC Board, along with Board members from Le Havre and representatives
from the President’s Co-op and Condo Council, are meeting with Representative
Paul Vallone this month to discuss the issue and hopefully come up with a
practical plan that can be brought to City officials. Stay tuned for updates.
On a much lighter note, I’d like to give a shout out to resident Vinnie Cinque
for offering up a very practical (and aesthetically pleasing) suggestion: When the
new awnings were installed, she suggested that complementary awnings be put
up at the entrances behind each concierge desk. “People use those entrances a
lot,” Vinnie said, “and it would be nice to have awnings there so we’re not getting
soaked when it rains.” Duh, of course! They’re on order now, and should finish
off the buildings nicely. Thanks, Vinnie!

Concierge Bob Cinar Retires
Management and the Board of Cryder Point want to extend
their good wishes to our long-time concierge, Bob Cinar,
upon his retirement. Bob handed in his uniform on May 31
after serving the Cryder Point community for 33 years. His
main post was in the 01 Building, and he also served as concierge
in the 41 building. Residents of both buildings gave
him a nice send-off, and resident David Tung’s dog, Balto,
made a point to stop by on Bob’s last day to say so long.
Of course, the farewell wouldn’t have been complete without
a dinner with the Cryder Point crew. Property Manager
Balto will certainly
miss Bob…woof!

Bill Newell said, “People may not realize that Bob was the
union shop steward here for 32 of his 33 years.” He added,
“Any time anybody had anything going on with their family,
Bob was the first to reach out.” Everyone at Cryder Point wishes Bob all the best!

PARKING IN COURTYARD CIRCLES:
Parking in the circle is strictly limited to 20
minutes unless otherwise approved by Management.
Cars in violation of the time limit
are subject to being towed.
COMPACTOR ROOMS: Residents are advised
to adhere to the signage in the compactor
rooms and to keep the rooms neat. All
trash is to be placed in the chute, and paper/
cardboard and plastics/glass/metal are to be
put into their respective bins. A designated
bucket is in each room for batteries. Please
contact your concierge or Management if you
have any questions.
HOMEOWNER’S INSURANCE: All residents
are required to maintain homeowner’s
insurance and a copy of your Declarations
Page of your current insurance must be on
file with the Management Office.
APARTMENT RENOVATIONS: Shareholders
are required to contact Management prior
to initiating any renovations/improvements,
including but not limited to the installation
of split-system air conditioning, kitchen or
bathroom remodeling, etc. Contact the Office
for information and necessary forms.
BALCONIES: All balconies must remain
clear of any obstructions to access to fire escapes.
Violators will be subject to an administrative
charge. Please contact Management
if you have any questions.
SHOPPING CARTS: Carts are provided in
lobbies as a convenience to transfer packages
to and from apartments. Residents are reminded
to return them to the lobby promptly
after use. Do not leave them in elevators or
hallways. If you need assistance, please contact
your concierge.
STORAGE IN GARAGES IS PROHIBITED:
Residents are not permitted to store personal
items in the garages. If you have items in the
garage, please remove them immediately.
Items not removed will be discarded. If you
need assistance, contact the Management
Office.
MANAGEMENT OFFICE SERVICES: To
protect your privacy and maximize Management
Office resources, no personal business
services (copying, faxing, printing, etc.) are
permitted in the Management Office. Only
Cryder Point business is to be handled. Thank
you for your cooperation.
APARTMENT PROBLEMS: If you have
a problem in your apartment such as heat,
plumbing, etc., please contact your Concierge.
He/she will notify the Office to provide
assistance as soon as possible.
EMERGENCY CONTACTS: All residents
have received a form to provide the Office
with updated contact information in the
event of an emergency. If you have not already
done so, please complete and return
the form as soon as possible.
DOG REGISTRATION: Register your dog!
Your dog must wear a CPOC issued medallion
anywhere on CPOC property. Dogs observed
without a medallion will be assumed
not to be registered and owners will be subject
to a $250 administrative charge. See Stacey
in the office to register.
DOG WALKING: House Rules expressly prohibit
walking dogs anywhere on the property
to relieve themselves; failure to comply will
result in a warning and/or $250 administrative
charge. Please keep your dog on a short
leash to prevent them from wandering onto
the grass of CPOC property.
