This month, we feature board member Fred Chernow’s message, as delivered at the open board meeting on Thursday, April 24. We continue to have good news to share with you. I’m pleased to report that low inventory together with high demand pushed the average sale price of our apartments even higher than the last time I stood before you. In the first four months of 2013, 40 apartments were sold with an average sales price of $130 per share. In the first four months of this year, 34 apartments were sold at an average sales price of $167 per share. The partnership forged by your elected Board of Directors and you the residents has made this possible. We screened 11 prospective buyers this past week. Would you like to hear some of the prices your apartments brought? A studio alcove for $275,000. A one bedroom, 1 bath for $367,000. A one bedroom, 1.5 bath corner apartment for $625,000. A 2 bedroom, 2.5 bath corner apartment for $925,000. A 3 bedroom,, 3.5 bath for $1,300.000. But wait, there’s more. There are two other items I want to share with you. In recent months apartments stay on the market for a very short time. Some are listed and sold in 72 hours. Also, most of the apartments need little renovation. So… this is a good time to sell. It’s also a good time to downsize or buy. If you’re thinking of making improvements to your apartment, do so now. You will enjoy the fresh look and conveniences. When you decide to sell you will recoup your investment...or in thirty years, your heirs will. Now, let me put on my other hat. The 92 Street Y programs are thriving. Our committee members, Roma Connable, Chickie Kaufman, Marilyn Hoch and Dorothy Stracher have been invaluable in helping to select the best of what is available to us. Next month we will move downstairs to the movie theater to accommodate the returning snowbirds. Our Meet Your Neighbors DVD program is ready to present Nelson Avila and Marilyn Klein, our very own internationally acclaimed Tango Dancers. This is the same 995 program produced by Morty Schwartz and John Virga that brought you Danny Cavallo last Fall. Stay tuned. We look forward to another season of the Short Film Festival at North Shore Towers produced by Marilyn Chris and Lee Wallace. Fall dates to be announced. And finally, North Shore Towers is approaching its 40th Anniversary. A special anniversary video is in the works. If you have lived here for 25 years or longer we want to include you in the commemorative DVD. Perhaps you have an amusing or interesting story about the early days.
