Board of Directors Update Our Board of Directors held its regularly scheduled monthly meeting on February 20, 2014 and a number of matters were considered. • The Board reviewed the resolution previously passed at the January 14, 2014 meeting, whereby NST, at its expense, would consider providing transportation to a station of the Long Island Railroad. The Board unanimously rescinded the resolution and no such transportation is or will be provided. The Board may consider the matter at a later date after a study of the issues and determining feasibility. • A board subcommittee has been in discussion with the owners of the Towers Restaurant, with the hope that a mutually satisfactory agreement can be reached within short order. • Our screening committee advises that apartment sales prices continue on the upswing but that new sales may be hampered since fewer apartments have come on the market for sale than normally may be expected. • Our Country Club will introduce an additional introductory from the towers A Message from the President: sponsored limited weekday afternoon golf membership. A new sound system will be purchased for use in the VIP room and the Club will offer a variety of new country club programs during the upcoming season. Also, the contract with our tennis professional has been renewed for one year. • Our capital improvements continue and the generator replacement program is on schedule for completion during the next several months. • Our Country Club GAP and Publicity and Marketing Committee reports that work is progressing towards completion of gym renovations. Also, prepaid guest passes will be available this season for swimming pools and gym. Check at the Country Club desk for details. An advertising campaign designed to attract sponsored golf membership is underway. Plans are being made for a film documentary to commemorate NST 40th anniversary in 2015. • Our Political Action Committee has plans for a varied format of programs which will feature our representatives and city and state officials. Check the bulletin boards for details and applicable dates. • Our Apartment Corporation and Country Club operating revenues for January 2014 are in line with projections. Due to the unprecedented adverse weather conditions, a curtailment in our supply of natural gas (which required us to use more oil) and rising prices in both commodities, our January fuel costs exceeded projections by approximately $450,000. However, a favorable reduction in our other operating costs reduced our excess of expenses over revenues for the month to less than $200,000. Barring unforeseen events, we expect our ongoing results to be close to projections. Our January results have no meaningful adverse impact on our financial condition. • In the coming months, the Board will finalize and provide details of the upcoming election of directors, which will take place in June. We also intend to hold an open meeting with shareholders. The certified annual report of our December 31, 2013 financial Mort Gitter condition will be issued, capital improvements including generator replacement and golf course renovation projects will continue and hopefully plans for further renovation of the VIP room will be implemented.
