The Academy, located at 25-35 31st Ave., offers studio, one-, two- and three-bedroom units, some of which include private balconies. Amenities include a gym, a shared library, in-building laundry rooms, individual video intercom systems and a landscaped rooftop with views of Manhattan. “The average rental apartment in Astoria is on the market for 41 days and we expect homes at The Academy to rent even faster due to the high-demand for new development in the area,” said Greg Kyroglou, managing director at Modern Spaces. “The Academy not only meets that need, but exceeds it by offering desirable amenities like private off-street parking, a fitness center and a roof terrace.” HTO Architects designed the units, which include Caesarstone countertops and stainless steel GE and Blomberg appliances. Each apartment has built-in air conditioning and an open layout with high ceilings and and large windows.
