Plans for a new mixed-use building in at 38-01 Queens Blvd. will also include a chain movie theater on the first and second floors. The site is currently occupied by a two-story building was home to the Liberty Brass Screwing Co., a company selling automatic screw machine products. Curbcut Urban Partners, Platinum Realty Associates and RW Real Estate Group purchased the building last December and have knocked it down to construct an eightstory glassy building in its place. According to the Commercial Observer, Curbcut Urban Partners is currently talking with a movie theater to move into a 38,000-square-foot space. That would leave about 2,000 square feet for other retail businesses and Benjamin Malinsky, the acting project manager, told the Commercial Observer that they may also look to add another story. The former Sunnyside Center Cinemas, which was located at 42-25 Queens Blvd., shuttered in 2015 and the closest movie theater in the area is UA Kaufman Astoria Studios. “There’s an incredible need for a movie theater,” Malinsky told the Commercial Observer. “There’s one in Astoria and after that it’s silent.” The 146,000-square-foot building is dubbed QB38 Tower and will also include medical facility space. Elevators will be big enough to accommodate gurneys. Malinsky told the Commercial Observer that developers may add about 8,000 square feet of space in the basement level. The building is slated to be completed at the end of 2018 and SBLM Architects are responsible for the design. Amenities will include a rooftop deck, outdoor terraces and 98 underground parking spaces.
