As another year comes to an end, we reflect on the
year gone by and the items that were accomplished
and the improvements implemented. 2020 has been
a tough year for all of us and everyone is looking
forward to a better, healthier and safer one ahead.
Management has managed to keep everything up
to date and projects went ahead as planned, despite
delays caused by the Covid-19 pandemic.
This year, in addition to the cement replacement
project, we also embarked on a sidewalk replacement
project. This work is necessary in order to maintain
the sidewalks in a safe condition, reduce our insurance
liability and, at the same time, enhance the
appearance of the property. Both projects should be
completed by the end of 2023, adding more value to
everyone’s investment. This work is being conducted
by a highly skilled contractor, Sal Salamone (Sal
Salamone Contracting), who is an expert in this business
and gets quality results.
The Board of Directors this year approved the
Landscaping Committee’s proposal to have additional
plantings done around every building to add
to the beautification of the property. Marc Michalic
(Lanmarc Landscape Management) has been doing
an excellent job of putting this program into place
and, as always, the landscaping looks really great.
All exterior building signs have been replaced, all
signage throughout the property has been replaced
and many additional signs have been added.
All elevators were upgraded to meet the 2020
requirements for the Door Lock Circuit Monitoring
as required by the Dept. of Buildings.
The project to install new video intercoms was
a long anticipated one and one
that many people are thrilled about.
Security has been our main focus
this past year, in addition to safety and
health. We have increased our security
force and the caliber of the security employees, in
addition to entering into an impressive CCTV camera
installation project which should commence on Dec.
7th.
Management recently locked in the electricity
supply costs for all common area lighting at the
rate of 6.745 cents per kilowatt hour (kWh) for the
period January 2021 through April 2022. This keeps
the cost of electricity supply at a fixed low rate and
helps us to budget more efficiently. Additionally, we
recently entered into an agreement with a company
called Nexamp to buy 1,613 solar panels, which will
further reduce our electricity costs in the common
areas by 10%. Nexamp works in conjunction with
Con Ed and there are no costs or fees to Le Havre
to utilize these panels. This unique situation allows
us to utilize solar panels without having the cost of
installing solar panels on our property and results in
savings to Le Havre.
We are now looking to find the right price to lock
in our future gas usage and looking for the time and
day to do it when the pricing makes sense.
This year, for the first time, we had to comply with
the City of NY Energy Reporting (Benchmarking) /
Local Law 84 law, in addition to all the many City
mandates/filings already in place that we must comply
with annually.
We also saw the completion of the pool pump
replacement project at Pool #1. The final stage of this
project was delayed considerably by our inability to
get an inspector from the Dept. of Health to sign off
on the project due to the Covid-19
restrictions in place. I am happy
to report that this was done late in
September and we are all set for next
summer.
I would like to take this opportunity to thank
the Board of Directors for their help and guidance
throughout the year. I would also like to thank the
Management employees, Piotr and the Maintenance
employees, Security and Clubhouse employees for
their team effort and full cooperation on a day-to-day
basis. Last, but not least, I want to thank all residents
for their patience and understanding, which is greatly
appreciated at all times.
