D E C E M B E R PRESIDENT’S REPORT:

As I write this article, the holidays are once again
upon us. It is a joyous time of the year and normally it
would be a time for celebrating with family and friends.
Unfortunately, this year, due to the uptick in the Covid
19 virus, I am hoping that everybody follows the CDC
guidelines and please, I am urging everyone to make
sure that they wear their masks in the common areas and
outside around the property. Otherwise, I hope that, as
best as possible, you can enjoy the holiday season and
best wishes for a Happy & Healthy New Year. I hope
that everyone is staying safe.
Financial:
The 4 months ending October 31, 2020 (budgeted
versus actual) showed total revenues of $6,041,836
(32%) of the budgeted amount of $19,168,137 and
total expenses of $5,539,654 (29%) of the budgeted
amount of $19,168,137 as reported by our accountants.
The positive variance is due to pool expenses, as
a result of operating the pool and third-party elevator
expenses. However, the total expense is below the
budget by 4%.
Mortgage Re nancing:
I am happy to report that on November 30th we
closed on the refinancing of our mortgage in the
amount of $53,000,000 at the new lower interest rate
of 3.52%. Again, the proceeds from the mortgage,
plus the difference in the monthly funding, will be
going into our major Capital Reserve account to fund
improvements, which I will elaborate on in future
columns. I would like to extend my thanks to General
Manager Margaret Costello for the hard work and
effort extended in gathering the many documents and
information needed to facilitate the refinancing.
Cement Work:
The cement replacement work has been completed
under 23 buildings. The program will continue next
spring with three additional buildings being selected
based on their condition. By the end of 2023, the
cement work will have been replaced under all 32
buildings. This year we instituted a new program
for the replacement of all the interior and exterior
sidewalks on the property. We have already started
that program and we intend to replace the sidewalks
in one quadrant each year until all sidewalks are completed
by the end of 2023.
Update on the Replacement of
Playground by B#26:
We have just received the equipment from the
manufacture but, unfortunately, the installation will
have to be postponed until Spring, since there was a
delay in the manufacturing of the equipment and it
would not make sense to install it now since we are
approaching the winter season. Hopefully, the equipment
will be installed by the end of March in addition
to an entirely new playground surface. There will be
six swings and a kid mixer piece of equipment which
we hope will make the children very happy.
Intercoms:
As I write this article, the intercom program is
underway with the installation of the new video intercoms
which includes WiFi. The program is expected
to be completed by the end of February 2021. As I
previously stated, this is going to enhance our intercom
communication with the fact that there will be
video and audio. In addition, the system includes
WiFi whereby residents will be able to visually
observe, utilizing their tablets or smartphones, anyone
ringing their intercom regardless of their location
as long as there is a WiFi connection available.
CCTV Security Cameras:
By the time you read this article, we hope to have
the installation of the security cameras underway.
As I have said in the past, there will be 163 cameras
strategically placed throughout the property with
DVR service. This will greatly enhance our visual
observation in the common areas, including parking
lots and areas surrounding the buildings.
Clubhouse Activities:
During the holiday season we have several activities
planned for the enjoyment of the young and old.
Please be aware that all these programs will require
advanced reservations. We must adhere strictly to
the reservations due to the limited amount of attendance
allowed at the clubhouse. We have already
had a Photo Booth Event on November 29th, which
was a resounding success.
Everyone really enjoyed
being able to take photos
for the holiday season.
The following is a list of the
upcoming activities for December:
• On December 11, we are having a special
Christmas tree lighting event which includes lighting
of the tree in the front of the Management Office and
treats from the café.
• December 12 is our Annual Toys for Tots event
starting at 12:30PM and comprising of two sessions.
• On December 12 at 4:30PM there will be the
Annual Hannukah Celebration with treats, goodie
bags and the lighting of the Menorah.
• On December 16, we are having a Cookie
Decorating Family event starting at 4:30PM.
Once again, reservations are a must for any of
these events. Please see calendar / flyers for more
details.
As the year comes to a close, I would like to take
this opportunity to extend my thanks to all our very
hard working and efficient staff. I will start by thanking
our General Manager, Margaret Costello, and her
staff (Karen, Susana and Sandra); the Maintenance
Department, led by Superintendent Piotr Moscicki;
Assistant Superintendents William Porras and
Roman Mach; all of their maintenance staff, as well
as our Security personnel. I would also like to thank
our clubhouse employees led by John Cunningham
(URBN Playground). I would like to thank Danie
Santodonato, Proprietor of the Saige Café for her
involvement throughout the year for which we have
received excellent feedback. The Board of Directors
and I greatly appreciate the devoted effort by all the
staff and security in order to make Le Havre the
beautiful place that it is.
I would also like to extend our thanks to Jill Davis,
editor of the Le Havre Courier who does an excellent
job in publishing our monthly newsletter. We wish
her a Very Happy Holiday season and Happy &
Healthy New Year.
