As I write this article, the holidays
are once again upon us. It is a joyous
time of the year and a time for celebrating

● Please remind your family and guests not to park in
people’s privately leased parking spaces, even for a
short time.
● Advise your delivery people and/or contractors not to
park in people’s private parking spaces.
● Do not block parking spaces.
● Do not park in the fire lanes any place on the property.
● Do not block the parking lot exits.

Financial: The 4 month’s ending
October 31, 2018 (budgeted versus
actual) showed total revenues of
$5,788,733 (33.03%) of the budgeted
amount of $17,524,297 and total
expenses of $5,222,056 (31,36%) of
the budgeted amount of $16,649,827 as
reported by our accountants. The positive
variances were due to lower costs
of heating and the time differences of
payroll and payroll related costs.
Cement Work: The cement replacement
work has been completed under
18 buildings and the program will continue
next spring as usual, and we will
be selecting three or four buildings to
be determined. Of course, the program
will proceed until all our buildings are
completed.
Renovations of Lobbies &
Hallways: The contractors have
advised that B#1- 9 will be completed
by the end of December 2018 with
the exception of painting of the stairs;
B10 – 20 will be completed by the end
of December 2018 with the exception
of the installation of the carpeting and
the painting of the stairs; B#21-24 will
have their hallways partially completed
with the possibility of the installation
of carpeting by the end of December or
early January. Lobbies in all thirty-two
buildings are expected to be completed
including the installation of the mirrors
by the end of December 2018. We
expect the entire project to be completed
by the end of April of 2019.
As the year comes to a close, I would
like to take the opportunity to extend
my thanks to all our very hard working
and efficient staff. I will start by thanking
General Manager,
Margaret Costello,
and her staff (Karen,
Christine and Diana);
the Maintenance
Department, led by
Superintendent Piotr
Moscicki; Assistant
Superintendents, Anthony
Ferrante and Roman Mach;
and all of their maintenance staff. I
would also like to thank our clubhouse
employees led by Danny Littell (Elite
Management). The Board of Directors
and I greatly appreciate the devoted
effort by all the staff in order to make
Le Havre the beautiful place that it is.

with regards to
social activities
for children and
adults so please
free to speak with
the clubhouse manager,
Danny, if you
have ideas you would
like to offer.
At this juncture all management
and maintenance functions are
going smoothly. Generally speaking,
at this time of year, due to the cold
weather, we do not have any exterior
projects going on. As we approach the
springtime I will be reporting again on
any/all new projects in the pipeline. I
hope to hold a Captains meeting early
in the New Year and updates will be
given at that time.
Once again, I want to wish a happy
holiday season from my family to
yours, and thank you as always for

MANAGEMENT CORNER:

As the year comes to an end,
we reflect on some of the items
accomplished and improvements
implemented over the past year.
We appreciate the cooperation
and patience of all residents
during the various ongoing projects
and, especially, this past year
during the ongoing renovation work
on the hallways and lobbies. We know it
is never easy living through renovations but
feel confident that your efforts and patience
will pay off in the end.
Gas Usage Lock In: In recent weeks
Management secured a 30-month contract
with UGI Services LLC to lock in future gas
usage at the rate of $4.11 per dth. The contract
will commence in January 2019 and end
in June of 2021.
Electricity Usage Lock in: Management
secured a 24-month contract with Hudson
Energy to lock in future electricity usage
at the rate of 0.0657 per kWh. The contract
will commence in January 2019 and end in
January 2021.
Cement Work / Portico Areas: Eighteen
buildings have been completed and the project
will continue next year.
Local Law 11 Inspections: Local Law 11
inspections and filings were completed on 25
buildings during the year. These inspections
and filings must be done every five years and
their purpose is to make sure that no unsafe
conditions exist on multifamily buildings.
Renovations of Lobbies &
Hallways: Lobbies in all 32
buildings are expected to be
completed by the end of
December 2018.
With regards to the hallways,
all the small items in
B#1- 9 should be taken care
of by the end of December
to complete the upgrade project
(except for the painting of the
stairs). The same for B10-20 (except for
the carpeting and painting of stairs).
Clubhouse: As usual we are open to input
and ideas from shareholders in an effort
to add more activities and programs in the
clubhouse. If anybody has any ideas to share
with us, please email Danny at dlittell@elitepoolandfitness.
com.
Le Havre Courier Input: We would love to
see more input from our shareholders in the
Le Havre Courier. We encourage residents
to share their pictures, family events, dining
experiences, recipes, vacations etc., with
us, so please forward your letters to me at
mcostello@lhocorp.com.
My thanks go to the Board of Directors for
their help and guidance throughout the year.
I would also like to take this opportunity to
thank the Management, Maintenance and
Clubhouse employees for their team effort
and full cooperation on a day-to-day basis.

for their patience and understanding which
we appreciate at all times.
