PRESIDENT’S REPORT:

The Annual Meeting of Le Havre
Owners Corp. took place on October
28, 2019 at P.S.209Q, 16-10 Utopia
Parkway, Whitestone. As in prior
years, there was a disappointing turnout
of shareholders. It is the responsibility
of all shareholders to take part in all
voting matters of the co-op and to participate at
the Annual Meeting. Your apartment is probably
one of your major investments and it is up to
you to ensure that the people running the co-op
are representing your interests.
During the meeting I gave a rundown on the
projects that we have been undertaking in recent
times. They are as follows:
Renovation of Lobbies/Landings:
All buildings have been completed at this time
except for punch list items. We have received
very positive feedback from residents and are
pleased that the project worked out so well.
Cement Work:
Twenty-one buildings have had the cement
in the portico areas completed to date and the
remaining eleven buildings will be completed
over the next two years.
Elevator Upgrade Work:
The Board and Management are in
the process of finalizing bids with
elevator companies for the door lock
monitoring system upgrade. We will
advise you further on this matter once
we have more definite information.
Financial summary:
The 3 months ending September 30, 2019
(budgeted versus actual) showed total revenues
of $4,539,920 (25.26%) of the budgeted
amount of $17,975,065 and total expenses of
$4,178,128 (24.61%) of the budgeted amount
of $16,975,670 as reported by our accountants.
The positive variance is due to timing differences
of heating (winter months), maintenance,
seasonal pool expenses.
On behalf of the Board of Directors,
Management, Maintenance, the Clubhouse staff
and my family and I, I would like to wish everyone
at Le Havre a Very Happy Thanksgiving
