PRESIDENT’S REPORT:

The Annual Meeting of Le Havre
Owners Corp. took place on November
1, 2017 at P.S.193 in Whitestone. As in
prior years, I was very disappointed at
the poor turnout of shareholders at this
meeting. I will emphasize again that it
is the responsibility of all shareholders
to take part in all voting matters of the
co-op and to participate at the annual
meeting. Your apartment is probably
one of your major investments and it is
up to you to ensure that the people running
the co-op are representing your
interests.
Cement Work:
Fourteen buildings have had the
cement in the portico areas completed
to date. Each subsequent year our program
calls for the replacement of the
cement in the portico areas for 3-4 four
buildings and the project will continue
each year until all buildings have been
completed.
Renovation of Lobbies/
Landings:
The Board is still conducting
research and meeting
with interior designers and
contractors to further educate
ourselves and to make comparisons
etc. We will update you as progress
goes forward. This is a very large
undertaking and, therefore, we will
be making sure that we have covered
all aspects of this program before we
make any commitment to vendors.
Lobby Door Replacement: This
project will be completed shortly.
Holiday Activities:
With the holiday season fast
approaching I would like to make
mention of the numerous events that
will be taking place at the Le Havre
Clubhouse. First and foremost, we are
planning our annual New Year’s Eve
party which will take place on Sunday,
N O V E M B E R 3
December 31st from 8:00PM
-1:00AM. I urge all residents
to sign up as early as possible
as the seating will be limited.
This is a great opportunity
since you can walk to your
party and not have to worry about
having to drive anywhere. Please sign
up as early as possible.
Also for the holiday season, we are
planning several events for the children
as follows:
November 10th–Kids movie: “Cars 3”
November 18th–Thanksgiving Arts
& Crafts
December 9th–Toys for Tots Event
December 27th–Kids movie: “Lego
Movie Batman”
Please watch out for the flyers on
these events. I hope that many parents
will be participating with their children
in these events to make for a joyous
holiday season. The more participation,

the better, as this will help us plan
for additional activities.
Financial:
For the two months ending August
31, 2017; Total Actual Revenues
$2,910,950; Total Budgeted Revenues
$16,930,059–percent of actual revenues
to budget is 17.19%.
Total Actual Expenses $2,423,970:
Total Budgeted Expenses $16,180,513–
percent of actual expenses to budget is
14.98%.
We have a positive variance due to
higher sale of units, savings in utilities,
real estate taxes and repairs and maintenance.

MANAGEMENT CORNER

The Annual Meeting
took place on November
1st at PS 193 and was
poorly attended despite
numerous notices being
distributed under doors
and posted on the bulletin
boards and on social media.
Board President, Mr.
Greenberg, introduced all candidates
for the 2017/18 Board of
Directors and also the other professionals
in attendance. He then
proceeded to give an update on the
ongoing projects and future planning.
This was followed by a financial
update from Carl Cesarano
CPA (Cesarano & Khan). The new
financial statement (2016/17) was
reviewed and explained by Mr.
Cesarano, and a Q & A session
followed thereafter.
A “Meet the Candidates” event
took place in the clubhouse on
October 16th and this meeting too
was poorly attended. A “Building
Captains” meeting followed
during which time updates
were given on ongoing
projects.
BUILDING REPAIR
UPDATE:
AM&G Waterproofing
has been on the property
for the past few months
carrying out façade and balcony
repair work at the various buildings.
To date they have completed
repair work on twenty (20) buildings
and they will continue working
while the weather permits.
They hope to finish all buildings
this year but if the weather is not
in our favor, they will return early
in the spring of 2018 to complete
the repair project.
LOCAL LAW 11:
Lawless & Mangione Architects
& Engineers has carried out the
Local Law 11 inspections to all
buildings and is in the process of
completing and filing reports with
the Dept. of Buildings.
CONCESSION:
We are in the process of finalizing
arrangements with a new vendor
for the Clubhouse Concession
and we will give more information
on this later once we have
made a definite selection.
LOBBY DOOR
REPLACEMENT:
We are in our fourth and final
year of the lobby door replacement
project. All doors will have
been replaced by the end of this
month.
SEA WALL REPAIR:
Management and the Board of
Directors have been meeting with
contractors and obtaining bids for
the seawall restoration project. The
Board will be selecting a contractor
to do this work in the near future.

spend part of your Sunday—the water view is
lovely, and the crowd is very friendly. So come
