MANAGEMENT CORNER

MANAGER
As we enter the
month of August, a
month for many that
is usually dominated
with back to school
planning, we reflect on
a summer that is different
in so many ways from any
we have ever experienced. While
many are disappointed with limited
socializing, cancelled trips, no vacations,
no gyms, no summer camps and
uncertainty about school re-openings,
etc., many are also grateful that they
have remained healthy and safe during
this horrible Covid-19 pandemic.
During the past several months, Le
Havre has tried to keep everything
running smoothly, except for those
items that were out of our control. As
we try to resume normal operations,
we all have to be very aware of the
need for social distancing and the need
to wear masks, in an effort to protect
ourselves and the people we come into
contact with.
VIDEO INTERCOMS
We are trying, as usual, to improve
and upgrade the property as much as
possible to improve the quality of life for
all residents. Management just recently
started soliciting proposals to upgrade
the existing intercom system to a video
system which will enable residents to see
who is ringing their buzzer. I believe this
proposed upgrade is something that will
make many residents happy and give a
sense of security, since we are living in
very unusual times.
PARKING LOT
CAMERAS
We are also planning on installing
additional cameras in the parking lots
to enhance security. We are happy to
have input on this topic from a resident
who is knowledgeable about the security
business. This is a work in progress
and proposals are being sought.
VIRTUAL MEETINGS
Le Havre has entered the age of
virtual meetings and we have been
successful in hosting shareholder interviews,
budget meetings, board
meetings and our Annual
Shareholder Financial
meeting in this manner.
This type of platform
has been working out
well and people are
adjusting as need be.
Who would have even
thought of doing meetings
this way last summer?
ELECTRONIC
NOTIFICATIONS
We are also trying to implement a
new program whereby notifications to
residents will be sent by email, rather
than having copies placed by apartment
doors. To date, the response has
not been so great, but this may change
over the next few weeks. Regardless of
how many residents sign up, we will
accommodate the ones that did request
electronic mail. We will advise further
as to the date that electronic mail will
take effect. (The residents that want to
still receive notices by their door will
also be accommodated).
LAUNDRY CARDS
Management has been working with
CSC (our laundry company) for some
time, asking them to provide us with an
App to allow laundry cards to be filled
using a smartphone. Up to this point,
we thought this would not be possible
without paying a significant amount of
money or extending out our contract
for four additional years.
I am happy to announce that as
of this writing, I have been able to
get CSC to agree to implement this
upgrade without any cost or extension
of the contract. Of course, the current
system of coming to the machine and
filling your card will continue for those
that prefer to do it this way. More
details and instructions will be posted
when available.
CEMENT WORK
The cement work under B#1 is currently
under way and has been running
smoothly, thanks to the cooperation of
all of the residents that reside there.

PLAYGROUND &
LANDSCAPING
A Playground Committee and a
Landscaping Committee were formed
recently. Both of these committees
will be a great asset to Management in
making decisions and / or getting feedback
on work done, or work needed.
We can certainly use all the eyes and
ears we can get on Le Havre’s 28 acres
of property.
EXTERIOR
BUILDING SIGNS
The signs have been purchased and
we are in the process of finding the
right posts to go with them (which has
been a bit challenging).
POOL
We were relieved to be able to open
our pool, even though it was a bit later
than usual. It seemed that, for a very
long period of time, this would not
happen due to the restrictions imposed
by NYS and NYC. Luckily, restrictions
were lifted before too much of the
summer had passed.
Now it is up to every club member to
abide by the Covid-19 regulations and
keep it safe for everyone. Just like with
all other coops, no guests are allowed due
to the need to reduce the attendance and
practice proper social distancing habits.

Landscaping
Committee News
Dear Shareholders,
On behalf of the Landscaping Committee, I would like to announce that the
Board unanimously approved our funding for the beautification of LeHavre.
We are going to plant flowers and plants to increase our property values and
to make LeHavre more aesthetically pleasing.
If anyone would like to join our committee, please feel free to contact me
