PRESIDENT’S
REPORT:

I hope everyone is enjoying the summer
and managing through the heatwave
that we have been having.
Pool: As we all know, we are going
through difficult times with the Covid
pandemic and we, at Le Havre, are
trying to manage our very best to make
sure that everyone is safe and stays
healthy through these trying times.
That being said, I would like to talk
about the pool as it has been somewhat
of a controversial topic lately. As I
have stated many times, and I will
say it one more time, Le Havre and
the Board always had intentions of
opening the pool this summer, even
though we had stated back in May that
we would not be able to do so. That
was because New York was still in the
midst of the high numbers with regards
to the Covid virus. Therefore, at that
time it did not look like we would be
able to open the pool.
As things progressively improved
in New York and the numbers started
coming down, there was a possibility
that we could open the pool, but even
in June, NYC was still not permitting
any pools to open. Towards the end of
June, when it looked like the situation
might change, we started to prepare
Pool #2 for a possible opening. To our
surprise, and everyone else’s, NYC
gave us permission on July 1st to open
up. Pool #2 was already prepped, so it
was just a case of getting the administrative
tasks in place. We were able to
open on July 11th for the enjoyment
of all those who have decided to participate.
However, with such a speedy opening
and the introduction of reservations
and three sessions per day, there were
some glitches with the reservation process.
Even as of now, we are still trying
to iron out some of the kinks in the
system.
So, in summary, your Board is always
looking out for the safety and welfare
of Le Havre and we try our very best to
accommodate at all times, but we still
have to follow rules and regulations.
Financial: The twelve months
ending June 30, 2020 (budgeted versus
actual) showed total revenues of
$1,462,607 (8.137%) of the budgeted
amount of $17,975,065 and total
expenses of $1,280,014 (7.54%) of
the budgeted amount of $16,975,670
as reported by our accountants. The
positive variances were due to unexpected
patronage dividends, savings in
utilities and real estate tax credits.
Security: We are working on two different
projects at this time to enhance
Security. One is to add cameras around
the property in strategic locations. The
second project, that we have just commenced,
is to look at the possibility of
converting our building intercom into
a visual intercom system, to enable our
residents to see who is at the door.
These two projects, that are in their
early stages, combined with our existing
cameras, will enhance our overall
security. I believe, the Le Havre
community is still one of the safest
places to live in and any incidents have
been few and far between.
Cement work under the buildings:
The cement project under Building #1
should be completed soon. The next
cement project needed is the remediation
of all cracked sidewalks on the
property.
Playgrounds: The Playground
Committee headed by Board member
Carla DeStefano, had a virtual
meeting recently to outline some of
the objectives of the committee, one
being the desire by parents to have
swings installed in the playground by
Building #27. The committee also discussed
children’s activities that could
be planned in the future and held at the
clubhouse.
Landscaping: The Landscape
Committee, headed by Board member,
Susan Stokar, had their first meeting
which entailed a walk around the
property with Marc Michalic from
Lanmarc Management. It was an educational
walk around for the members
of the committee and some proposals
were made to enhance the property
by adding additional plantings around
the -buildings. The committee will be
working on implementing the additional
planting, as needed, going forward.

and, hopefully, the Covid pandemic
will ease in the near future.
